Business Funding for a New Real Estate Agent?

Hi everyone, I have a question for those who have been in real estate for a while.

Is it reasonable to get business funding to help start and grow a real estate career as a new agent? If so, what did you use the funds for, and would you recommend it or advise against it? I’d love to hear your experiences and any advice.

Hi Bryan, welcome to BP! I think it really depends on what you plan to use the funds for and how much pressure the repayment puts on you. Personally, I'd be cautious about taking on debt as a brand-new agent unless it's being used for things that directly help generate business, such as marketing, lead generation, education, CRM systems, or building your network. Real estate commissions can be inconsistent, especially in the beginning, so adding monthly debt payments before you've established a steady pipeline can create a lot of stress. I've seen agents do well by keeping expenses lean early on, focusing on relationships, referrals, open houses, networking events, and consistent follow-up. If you do pursue funding, I'd make sure you have a clear plan for how the money will be used and a realistic expectation of how long it may take before you see a return. The funding itself isn't necessarily good or bad—it's really about whether it helps you build a sustainable business without putting you in a difficult financial position if deals take longer than expected.

I don't think the biggest question is whether you can get funding. It's whether funding actually solves the bottleneck you're going to have in your first year.

Most new agents don't fail because they run out of money—they fail because they haven't built a repeatable way to generate trust. Funding can absolutely help if it's buying time to stay consistent, but it usually doesn't fix an inconsistent pipeline by itself.

If you had the funding tomorrow, what would be the first thing you'd spend it on, and how would you know six months from now that it was actually working?
