Some guys MAKE things happen even in a hot market. At a local meeting, one guy stated he did SIXTY flips last year. That is more than one a week! I don't pound the pavement that hard looking because I am a buy and hold investor and I don't have funding for sixty unit...BUT...the takeaway is: there are deals if you make them happen. I am 100% positive that is true for any market. We are in a very hot market here..and he flipped sixty!

I hope that the economy tanks every day. I'm ready to buy at the bottom at the next crash. Plus when the economy tanks renters flow like water into the streets. Always bet contrarian and buy. Friends I have who bought in 09,10 and 11 have become millionaires because they bought at the bottom. Always have a "Crash Cash" account ready to buy property with when banks go down.
Funny you say that. I recently saw The Big Short. What a movie. It ends by saying GS had already started selling CDS on MBS but with a new package name called 'bespoke tranche' something like that.
BTW, there is nothing wrong with MBS or CDS. I put blame squarely on the shoulders of the rating agencies like S&P and Moody's that slapped AA ratings on MBS backed by subprime and made it available for much less sophisticated investors like pension plans.

Go to Henry county if you on south side of ATL.. its at the court house ( which most are) its out side you can't miss it.
the reason is Chaos.. unlike other markets you will have multiple cryers there all crying sales at the same time..

@Jay Hinrichs One way is to email the picture from your phone to your gmail (or whatever email account you use).
Then download that picture to your desktop.
For adding here in the post, click the 3rd button from right on top of this 'Post a Reply' box where you are typing. Select the image that you saved on desktop before. Thats it. Looking forward to the pic :)
Also when someone uploads some image like of excel sheet, if you cant read it, try 'ctr' + '+' in your browser, that will zoom in and make it easier to read. 'ctrl' + '-' will zoom out.
I havent used the BP app yet so cant comment on it. Maybe thats simpler.

You are a BUYER, you are in the MARKET, so therefor you are in a BUYER'S MARKET!
The point being is, that it is up to you to make the buy, to make the offer, to close the deal.
It is the investors who make the offer in order to find the great deal. Every property, houses, commercial or non-conforming are in a market.
What smart investors understand that their success is not contingent on the so called "Market", that market that news folks write about is not the investor's market.
We go to the sub-markets to find our deals, we are not interested in what is listed on what the public calls THE MARKET!
Nope, we want to find the sub-market, the non-conforming market, under ground, the ugly house market, the market where sellers don't pay their taxes or mortgage payments, the market of expired listing (failure market), the market of motivated sellers.
We investors are creative, we understand how to find deals, how to control them and how to profit from them
We investors understand alternative creative financing techniques:
Delay settlement offers
Rights of Possession
Hybrid contracts
Seller participating
Seller financing
Joint ventures
Subject to financing
Options
Wraps
Blanket mortgage
There are always Buyer's Markets to be created, one deal at a time...........if it is going to be it is up to you to create markets to profit from.

If we see another crash then you can kiss wholesaling, rehabbing, and many of the other short term strategies detailed on this site goodbye. There are always exceptions, but that will be the case for the most part.
I personally think things are very frothy now. I see many of the same things that were happening in 06 and 07. I think a downturn is inevitable but who knows when it is going to pop.
I think the next downturn will involve a large number of distressed and or tired landlords. My area is cash flow central and there has been a lot of out of state money chasing yield around here. Over the last couple of years I have seen leverage come back in a big way. Most of it has been discussed on this site. BRRRRR???
@Michaela G. did I teach you the EM trick :) works every time. your offer up against all these folks who are so timid to put up any kind of real EM its joke.
but your probably west coast centric and understand how to do things
And that is really so easy to do and it makes a tremendous impact with the seller. I've bought alot of properties by doing that over people that offered more. When other investors ask me why I would do something like that I just tell them that I fully intend to buy the property, and sooner or later I'll have to write the check anyway. Might as well make yourself stand out from the rest if you can.
You have to do things others haven't even fathomed to be really successful in this business I believe. Scary at first, but gets easier the more you do it. No ones ever been reluctant to sell to me over the time wasters because they were worried about me backing out when I throw 10 grand into an escrow account. That alone will get almost anyones attention that is worried that I'm a snake oil salesman. Hell the only way to make me consider a buyer serious is if he puts his money where his mouth is. I'll usually take a little more off of the purchase price, or give consesions because I know they aren't going to try to weasel out and waste my time. Very powerful Jay. You're no poser that's for sure. :)
I'm not seeing alot of negativity from the seasoned investors that are trying to help, only from the excuse makers. We want everyone to succeed in this business, but since that's not possible, reality has to rear its ugly head.
I've found that unless you're born with money, this business is NOT an EASY way to make money when you first start out. If you have an entrepreneurial mind and aren't afraid to do things that can terrify "normal" people, you'll make all the money you need and then some. But this can take years.
I think new investors get tied up in the trappings of success before they are successful, mostly because thats what they've heard and seen. Hell I got interested in real estate right after seeing Carlton Sheets step off of his supposed jet and into a fancy car and him telling me how easy it is to be rich. But the reality came soon later. I could make the argument that if your new to the business, and think you've done all you can and "there are just no deals out there", and your coming on to a website looking for the magic formula that will replace hard work and make you rich quick, then you may not have the never say die mentality that it may take to really do well, and may do better working for someone.
I really don't like negativity either for sure and I avoid it like the plague, but it has its place and is better than blowing smoke up someones backside. I'll take an answer that is uncomfortable to me all day long as opposed to not getting the difficult facts and having them slap me upside the head at a later date.

Joel Owens is making some great points. I would pay attention to him.
To answer your question initially, yes, there will be another crash. Not a dip, a crash. When that will be, who knows. I do think in my opinion it will happen sooner rather than later. But that's when you buy everything up! Be the fireman, run in to the burning market when everyone is running out!
Good luck!
