1% Rule in Oklahoma City / Edmond / Moore / Midwest City area?

For central Oklahoma market, what is the average percentage on rent vs cost?  Are you getting 1%, 1.5%, 2% average?  Would love to see what others are getting....

1% or less edmond/deer creek

1.5% yukon, mustang, moore

2% se okc, ne okc , midwest city, del city and other areas.

3% hard to find but a few around.

    I have seen a few deals that I'm entertaining now close to the 1.5% marker. Haven't seen 2% yet but still looking!

    Typically, the lower the market segment, the easier it is to drive that number up. But, there's always a cost...wait for it...tenant issues. I have several in rougher areas that are 3% but they are management intensive. Nicer areas, like Rhett said, are going to be 1-1.5% but usually better tenants.

    i would say "better" is a matter of opinion lol.  which type of issues do you prefer?  each socioeconomic group comes with its own "challenges"  you just have to decide which keep you up at night and which roll off you.
