That's interesting to hear, what is the time frame that she expects it to have a downturn?

Speeds are reducing from  100 mph to 80 mph and still above the speed limit. I am seeing price reductions for the first time in a few years.

That's not necessarily a bad thing. If it continued to rise the way it has been then I would worry about a crash. It was difficult finding info greater than the past 10 years but I found this one below.

If you look at the housing prices you'll see that right now we're probably at where we should be if the line was constant - note 2007 was a bit off.

We didn't talk about the timing.  I don't think anyone can predict the timing with a lot of certainty.

Glad to have at least catch your attention. Anyway you are right, I'm starting to notice houses are up for sale much longer than it has been compared to the last 2 years.

I think it is less about a slowdown (downturn in the market) and more about a buyer's or seller's market. I think as of right now we are in a stalemate between the two market environments. For year's it has been a buyer's market with extremely low interest rates, low purchase prices, and decent rents. Now, finally interest rates are beginning to reach a moderate level, rents have topped off, and purchase prices are above the realm of "bargain".

Personally, I don't think this is a great time to buy. Many people including YouTuber's and successful podcast hosts have been storing cash waiting for a new downturn. Even the God himself, Robert Kiyosaki, has said that he has been selling off properties and waiting for a fall in the market. It's all about opportunity. A high purchase price can destroy an entire deal if rents fall. Just some ideas that came to mind

Usually I never pay any attention to threads that start "Youtube commenter claims", but I'll indulge.

I think you and he is experiencing a cool off or slow down and not necessarily a crash. It would be unreasonable to think things could grow at the point they were growing from 2010 until now.

This guy is in the business of making add revenue off YouTube, not the real estate business. He doesn't know what he's talking about. Lower sales volume results from lower inventory which results from rising prices. If sales volume started increasing I'd be getting worried about a slowdown.
