Is 19143 a good area to buy and hold?

@Daniela Mboana, Philadelphia is not a rough area in it's entirety. There are some great areas as well as rough areas. Almost anything could be a deal for the right price and for the right buyer. Philadelphia is a solid market to invest in. A lot of people from New York, and New Jersey like to invest here, because it's a pretty good market. It really depends on the subject property. Some areas in Philly are block-by-block.  19143 can be South West, or it can be West Philly. West Philly would be the better area, but you need to run some comps on the subject property and see what the numbers are. That will give a better idea on whether the property is good for buy and hold or for Flip purposes. I'm looking at property in that area currently and it's definitely a rough area in South West Philadelphia.

@Daniela Mboana 19134 can be tough. The numbers will work no doubt, but there are fewer areas that I would recommend in that zip code given crime/drug related issues. I would recommend 19133 and 19125 close to the border of 19134, but those areas will be tougher to find cash flow in.

@Jeremy Fisher I agree with you. The 19143 is a fairly large zipcode. I've personally seen a lot of success in the Cobbs Creek and Kingsessing neighborhoods. For example, I know someone who just flipped a property in Cobbs Creek and it appraised for slightly above 200k. @Daniela Mboana I'd be happy to let you know if the property you came across is on a good block/area. It depends on where it is located.  Philly is block by block.  I tend to stay north of Baltimore Ave.

@Daniela Mboana Yes, certainly depends where the property is within 19143, it's a very large zip code. A ton of single family 3 bed, 1.5/2 baths, 1200 +- 100 sqft homes going for low 200's in the 52 to 56th area, in the vicinity of Malcom X Park or Baltimore

near 50th/Baltimore area is growing a lot, but other then that I'm unsure.  I invest in 19145 area code instead and have had great success.
