    Megayacht marinas. There is a shortage of those.

    Beach apartments in tourist areas.  Perhaps a multi-storage unit building (and parking for cars, yachts/boats, motorcycles, etc).  They are always in demand and with the "super next recession" people will need space for storage their stuff before their banks tracked them down.

    @William Tong all paid off or low leveraged rentals with mix of HUD housing.
