With everything that's going on (covid-19, lockdowns, unemployment, closures), I can guarantee that a bunch of new investors are happy that they didn't start investing yet. This is where they are happy their limiting beliefs overpowered that ambition to start investing.  Am I wrong?

I doubt you're wrong. Sometimes fate can save you from yourself. On the other hand, the old saying, "the best time to plant a tree was twenty years ago, the next best time is today" applies to most things in life. You can 'overpay' for real estate today and almost certainly be fine and profitable if you can let time work its magic. So some of those same people will miss out on a lifetime of investment because they became terrified to take action due to issues they couldn't control. For those people there will always be another Corona virus.
