Hey Guys,
Looking to invest in Wichita, KS. But according to census that town has been declining in population last couple of years. Also I believe job growth hasn't been at the rate of KC & OKC. But I heard Amazon is building a warehouse in ICT. I understand it is a good cash flow market but hopefully someone who is actively in that market who can shed some light. Also please let me know if I can help out in any way and I will jump in. My expertise is in deal analysis, Buy & Hold strategy & personal finance. Thanks in advance guys!
Hey @Toby Khan I'm actively buying in Wichita and the surrounding areas. With the instability of the current economic situation I see a lot of opportunity. There are actually two Amazon facilities going in. A fulfillment center and a distribution center, both will be a boon for the market.
@Raymon Farabough Awesome. Now if anyone has any appraisals drop them in and fill out the spreadsheet. This should help with buying for all people, flippers, Brrrrr, buy and hold.
@Caleb Brown Wichita is a good cash flow market. This is definitely not the appreciation market to buy now sell in few years to make a lot of cash. But steady cash flow and price to rent ratio works. I closed on a 8 unit property and working on closing another 8 unit as we speak. Minnesota is seeing lot of oos investors where the price to rent doesn’t work anymore. Since I lived in Wichita years ago I decided to give it a shot and so far it’s been good.
Hey Guys, I uploaded 1 to the N folder and 3 to the S folder. I placed them within dated folders so people don't have to search for what date the appraisals where done. Hope this helps and good idea! Dustin
Hey guys-if you can refer me to lawn service companies-who you use, are they good-that would be great. Closed on some properties in Wichita and needing to line it up. Property Management will charge $140 per month+$20 supervision fees. Think I should call around and find out if there is a lawn service local investors like to use.
I use Brandon Johnson who is a school teacher in Haysville and mows on the side. He does a great job and is very reasonable, and is just a great guy. I can PM his contact info if you are interested.
Just another Tuesday evening obsessing over real estate. Question, I'm rolling through listings, and of course I see a bunch of rehabs that are identical. Does anyone know who the flippers are in the area? I'd like to get some general insight on flipping in Wichita and possible partner.
If anyone has any connects or names, I'd love to connect.
@Brett Danehey you should get in touch with Jason Lavender on Facebook. I met him in person and he’s a very successful flipper in Wichita. He comes from a construction background.

A Cut Above lawn and landscape out of Andover is run by my partner Andrew. He's cheap, fair, and runs a good crew.

Brett, we do flips and rehabs and have several lenders in the area that specialize in ARV "style" loans. DM me if you want to chat.
@Toby Khan, thanks for the recommendation. I'll be reaching out to him.
@James Milne I'd love to talk to you and learn more about the process, and get some insights. I'm not looking to go into flipping, maybe help fund a few for the lessons. I'm looking more how can I grow my rental portfolio faster.
