Roofstock question/New RE Investor/Buy and Hold

Has anyone used Roofstock to buy rental properties? Is there anything to look for? What is a good deal?  What do you stay away from? I'm  looking at the system to start my Buy and Hold RE and generate some cash flow.

Has anyone used Roofstock to buy rental properties? I used Roofstock last year to purchase a Single Family Home in Memphis, TN 

Is there anything to look for? It is an investor's dream because it has the capability to view inspection reports, tenant ledgers, property valuation reports and even potential rehab costs.  

What is a good deal? I found a SFH for 70k which was on rent for $850/month and cash flowing close to $400 after all expenses. So there are good deals to be found. You can even set up a "roof" so that you can receive listings based on your criteria. 

What do you stay away from? I try to stay away from neighborhoods below 2 star ratings and houses in bad schooling area.
