I would buy a portfolio of rentals in the $2M range.

Most will answer based on what they already do.  I'd split it and buy single family long term rentals.

I'd put $50k-$100k into 5-10 different apartment syndications in various locations, unit counts and asset classes to help diversify.

Thank you so much for your answer. What is the criteria you use to evaluate deals of that size +2m properties ?

I would buy 4 Fixer uppers and have them fixed up for resale as fast as possible  which is what I am doing but with more houses 

BUT after selling these I’m thinking about doing one or two bigger more expensive flips or maybe try new construction with a bank loan
