Is The Investers edge legit?

Hey everyone! I have been looking into what kind of lending options I would be eligible for on properties for BRRRR or flips. I work in acquisitions for wholesale and come across deals sometimes so amazing it hurts me to see my disposition team sell them. I have the ability to find properties that all in costs including rehab and purchase would only be 70 to 80% or ARV on properties. due to this I have been trying to find lenders that allow for less down and rehab coverage since the properties are so discounted. I came across The Investors edge that offers 100% financing as long as the all in cost is 74% or less of the ARV. They have 4.8 stars out of almost 1000 reviews, and the BBB gives them an A+ rating but they require 4 to 6 thousand dollars up front to work with them. They refund 2300 back after the first successful deal, and do not require that fee up front for future loans. That is a red flag to me but I find it hard to believe that a business with 4.8 stars on so many reviews and A+ BBB rating could be a scam. If anyone has used this company before please let me know your experience! Thank you!

@Brenden Stadelman in general legit lenders do not ask for maney up front other than for an appraisal. I wouldn't touch this. 

It is too easy to scam over the internet. I would not borrow from ANY lender I learned of over the internet unless I knwe personally people who had used them.

    @Brenden Stadelman in general legit lenders do not ask for maney up front other than for an appraisal. I wouldn't touch this.

    @Ned Carey Thank you for the insight! That was exactly my concern. Digging deeper it is a legit program, that actually provides other tools and support similar to Rent to Retirement. Thier interest is higher than your typical hard money lender. They make bank, but the software they provide is like deal machine meets the MLS and I do kind of want to try it out. I acquire properties for my brokerage to wholesale so the software can help me in my job and personally. I am going to take the risk but will absolutely let the community know about my experience.

    Hmmm, they feed you deals they lend on. That makes me even more suspect but that is just me. I'd be interested to hear others that have specific experience with them.

    @Ned Carey they don't feed you deals; they give you access to software that's like deal machine or prop stream. Still up to me to properly utilize it and get the deals contracted. When they demoed it for me it looked so easy to use and understand, the software was the main reason I decided to take the leap.

    Based upon the screenshots of the software it looks like Investor's Edge software is just a white label of Propstream.  It also appears Investor's Edge may have rebranded from their old company name "Do Hard Money".

    Yes, They are not a scam. BUT The points they charge and interest are both way higher than normal, on some deals I ran numbers the points and interest were going to be 20k on properties where the ARV is 100k so you have to get properties at such a low price to make it work that it is so hard. Putting 10%+ down with a different lender and getting lower points and interest is 100% better. I have actually switched to the One Brokerage now.

     Great so far, Points and interest are much more reasonable. They are still high due to my lack of experience, but even then its much less. I can not seem to get an accepted offer as my offers are not cash, so I have not seen them through the entire process yet

    if its a rebrand of do hard money look at old threads on BP.. these guys while not a scam many that posted on BP lost their 2300.00 because no deals were ever good enough and so they gave up and lost the deposit.. back a few years ago it was 3k.. great bizz model make 3k and and dont fund anything or very few according to others that posted.

     They will, but the demo is basically a white labeled Prop stream. I would not recommend them as their points and interest rates are so high it is extremely hard to find a deal that will work with the 0% down. I work in wholesale in Indianapolis and still struggled to find deals that would even be close. I would highly recommend finding a lender that does 10% of purchase price down because it will ultimately be less expensive for you. I very much regret giving them a chance. It is not a scam, but you will have a very hard time finding a deal that is worth working with them, and frankly you are going to have to find someone that does not understand at all what their property is worth and get them to accept a super lowball offer to make it worth it. even then their points and fees will eat up so much that getting the 10% down loan will have a much much higher profit margin.

    Great points @Ned Carey and @David Robertson@Brenden Stadelman I would talk to seasoned investors that you trust and see who they have had success with. Don't pay ANYONE or any company a dime outside of an appraisal until the deal funds. Wishing you all plenty of cashflow on your 2025 deals! 

    The market is ALWAYS changing but I know at this time, seasoned investors are getting 80% LTV on DSCR in the 6% range and 90% of PP/100% of renovation if total loan does not exceed 75% of ARV for FixNFlip loans. =)

      I would call the fees very high. It has been a while now, so I do not remember exact numbers, but I believe it was 6 points and interest rate I believe was over 15%. I would find and run deals that looked very solid, and it would not work out with their funding without having to put more down than I would with a lender like longhorn who at the time was offering 0% down if all in costs were 70% ARV. I haven't looked into lending in a while, so I am not sure if they are offering the same now but definitely do not recommend even considering Investors edge. They required 6k up front nonrefundable to get access to their software that is white labeled prop stream, and after a month or two required me to pay $200 a month for the software. Multiple deals I had to pass up because the numbers didn't work with them, I could have purchased with a different lender using that 6k I wasted. I cannot stress enough my regret of paying them in the first place.

       That's almost credit card rates for hard money. You might as well use a regular fix and flip loan and save on the fees and rate

       Yeah, it was a really bad set up that they are not fully up front and transparent about. Many better options out there.

    if its a reboot of Do Hard Money one would want to read all the threads on that Utah based company. And all the folks that could never get a deal to close and lost their deposit to them and EM etc etc.. Caution with any company that has these types of SOPs  once they have your money its gone.

    I wish i would have seen this before i put my money into investor edge, I will still try because I already put my money in it and if it's a bust I guess I already lost it. If I get lucky and it work I will post

    I almost got involved with investors edge… this is about as simple as I could put it. Before they fund you, they have to run the project you present to them with their own "fair market" repair costs. That leaves them with all the power to deny any loan you get, regardless of what it would cost you to repair it. Essentially what I found is you have to find projects with massive ARV for their system to work. Not saying it's a scam, but be careful. Follow these rules. Ask as many questions as possible, even if you think you're being annoying, don't leave any stone unturned. Never pay for a programs or mentorship on the first phone call/ first day. Always, sleep on it. Take notes, review, ask yourself. Were you making a calculated decision? Or were you just excited?

     Thanks for following up on this thread and sharing your actual experience. Sometimes you have to try something out for yourself because it's hard to sort through all the responses and know what is fact and what is opinion. As a lender myself, I was curious about their upfront fees. It's not unheard of, but I couldn't understand why anyone would want to do that given there are so many other options out there. I still have a hard time understanding how this business model works for them, but perhaps that upfront fee covers for lack of deal flow (?)  Anyway, just wanted to say thanks for the follow up and I hope you've found a reliable lender you can work with. If not, I'd be happy to take a look at any future deals you're considering.

    No Problem! Glad to share my experience with them. To give a little more detail, I do believe all their cash flow is contingent on them getting you to pay upfront for their program, which I found to be inaccurate and unusable on anything other than a desk top, which I told them I do all my work on a cell phone (first red flag) that they didn’t tell me their property finder isn’t cell phone friendly. I also explained to them multiple times, I save money by being both the contractor and investor on my projects. So a project that would take someone 200k, I can do for 100k because I don’t have to pay for my labor. They didn’t explain to me upfront that they wouldn’t take that into consideration, that every deal had to be ran through, what they thought was a fair market repair cost. Which in a way, is fair, but I believe this is their loop hole to only fund the low hanging fruit deals, and stick people with a bill of 4-7k and a property search app that isn’t that good in the first place. 

    anyway, I am always looking to connect, dining the next project, and get it funded! I’ll reach out to you. Thanks!

    I tried to work with them about a year ago. It was a waste of money and time. I wouldn't ever try to work with them again. Yeah, they have nice systems, but you can save $6000 in a "membership fee" and like $200 of an ongoing monthly fee and access similar or as good systems somewhere else without paying that much. Initially they seemed great, I spoke to a "helpful" sales rep who made it seem easy and smooth. But it's a bait and switch because once I paid the $6000 membership fee, they sent me a list of all the hoops you have to jump through to actually close a deal. It's not realistic and ended up being a huge waste of time and money.

    That upfront fee structure is definitely worth being cautious about. Even legit lenders can have predatory practices. Have you considered building relationships with local portfolio lenders first? They often do 80-85% LTV with rehab draws and no upfront fees if you bring them solid deals. What's your current credit score and liquidity situation?

    Longhorn Investments continues to offer 100% financing on both purchase and rehab (up to 75% loan size max). This applies even to first-timers, provided the rehab is not heavy. Of course, there are no upfront fees working with a legit and transparent lender like this. I won't put the pricing here but the terms are very fair (much lower than the example here), especially so in the loyalty program after three completed deals. Just go to the website and find the local representative where available (in certain metro areas of 10 states) to get more info.

    Now that some time has passed, I’m really curious how things ended up going for you after that switch. Did it feel better in practice on actual projects, or just look better on paper when you first ran the numbers? Are you still actively flipping / Brrrr'ing these days?

       I am actively flipping and BRRRRing but I did not do a single deal through the Investors Edge. I found some local lenders and brokers I use here

       I am actively flipping and BRRRRing but I did not do a single deal through the Investors Edge. I found some local lenders and brokers I use here
