Commercial loan for $3M with no money down

I recently came across an opportunity to purchase a commercial building for $3M.  The current tenant is in a similar business to my business, but not a competitor, so I am reasonably certain that the tenant's financials are in good shape.  I would like to buy this building, but I am trying to put down as little as possible.  1. What kind of rate / length of loan could I reasonably expect if my credit is very good?  2.  What's the smallest down payment that I could get away with?  In terms of down payment, I have a little bit of cash and a fair amount of equity in various properties.  But I would prefer for the lender to be able to put a lien on a different property instead of requiring a down payment.
