Looking for best ways to raise private capital

Hi! I'm currently in my home building journey in DFW and was wondering what are the best ways to raise private capital for my project? I'm currently looking for two investors, $10k each at 20% return over an estimated 8-month project. I have the funds to complete the project but wanted a little wiggle room and was curious what ways people are finding private investors who are able to help fund their projects. Any input would be appreciated. Thank you!

My recommendation would be to try and get some credit cards, potentially with deferred interest. I'm assuming these are second position loans, and second position can be challenging in Texas.

Also, why not just look for one investor for $20,000?
