DCSR loans for "rural" area

Has anyone had experience securing a portfolio DSCR loan in an area classified as "rural"?

I'm having trouble finding a lender willing to work with me. The market is technically rural, but it's a small town with strong demand for both real estate and rentals.

Any lender recommendations or tips would be appreciated—thanks!
