Fund & Grow Financing

After listening to the Clayton Morris podcast (EP115 with Mike Banks) about the company Fund & Grow, I became intrigued with the idea of using business credit cards to buy rental properties using the BRRRR method. The whole concept seemed too good to be true, so I hopped on BiggerPockets to see what people were saying about Fund & Grow. I always find great content here, and more often than not I find the answer to my question before I even need to post and ask about it. However, with Fund & Grow, I didn't find much. (If anyone knows of a discussion about Fund & Grow that I didn't find please link me to it) There are a few discussions where people were considering using Fund & Grow to finance a deal, but none that I saw that went all the way through the process and used the funds to find a deal.

That being said, I decided to start this discussion post and share my experience with the company from day 1 till I refinance and hopefully complete the BRRRR method.

For anyone not familiar with Fund & Grow, they are a company started by Ari Page that helps you establish business lines of credit for the purpose of creating working capital for small businesses. In my case, I will be using the line of credit to buy properties in Rockford, IL and rehab them into rental properties.

Phase 1:

Currently I have enrolled with Fund & Grow and completed my initial consultation. This cost $3,000 for their service of negotiating and securing the business credit cards. I spent 1 hr on the phone with a very friendly consultant and discussed my plans for the business credit and established a sole proprietorship for both my wife and I. This allows the business lines of credit to not affect my personal credit score.  The first push for business credit will begin next week, and I should have access to an anticipated 60k by the following week. My wife is not currently receiving accounts yet until a more established credit history can be created for her.  We are currently lining up several refinancing options with banks in the area so that they are aware of what we intend to do. Currently we are being told that we can refinance the properties we buy with cash after 6 months. This is key for us, because we intend to buy and hold these properties and do not want to get stuck after the initial 12 months of 0% interest expires on our business credit cards.

Phase 2 is going to be actually receiving the cash into our account and making our cash purchase. I tried for brevity sake to not go into the entire Fund & Grow concept in my initial post, but if anyone has any questions, comments, or concerns I'd love to discuss them.

I used a similar system to receive roughly $40,000 in credit cards at 0% for a 12 month period. The company I used took 10% upfront and then helped me liquidate everything so I had usable funds fairly quick. I was able to do a flip with the funding I received and pay back all the money before my interest free period ran out. It was expensive, but the flip more than covered everything and I was able to get in the game. I would do it all over again if I had to.

I would like some feedback from others that have been through the process. I'm having a challenge with the removal of inquiries and have been working with Kadem credit help which has failed to remove anything in the last 5 months. I'm active in a lot of things so I've added additional inquires in on top of the FnG ones. Im due another round next month but I'm told by FnG that I need to let ALL inquires season for 6 months before moving forward but I simply cant do that. My FICO is 785 and my personal cc ratio is 13%. Would i really not get a second round of funding just because of having a lot if inquiries? Any thoughts

Inquires shouldn't stop you from round 2 with such an excellent personal credit score and low ratio

They recommended Kadem Credit solutions so I've been paying them to do it. I'll ask for the form and work on it myself as well. Thanks

Have to way, was skeptical but after seeing Morris endorse this I took the plunge. Received $90k of business credit in ~60 days from call to funding round completion. What's even better is that they include the second round if I need it or will support me in rolling over any balances into a single account and extending the 0% APR timeframe when I get there. Very professional team, responsive, and was very good at the power of the 'nudge' reminding me to follow up on certain things given I have a day job between purchasing investment doors and I could have slowed up the process if they just sent a single email and waited for me to reply. Shoutout to Brandon Kroon, exceeded all expectations!

Sabrina was awesome, she worked with me clearly all the way thru. Explained everything answered all of my questions quickly and with instructions on what to do, when to do it and how not to do it. You can’t loose!

    Thank you

I was a little sceptical at first but with all the good things I keeped hearing, we had to give it a try. We worked with Sabrina, and she was amazing! She got us more funding then we expected! She was very professional and knowledgeable, quick to respond and just good at her job. Can't wait to work with her again on the second round.

I am someone who grew up in a household where my folks would argue every time money was mentioned. I always felt like credit was something that you owe, versus a tool to help with business. John Madison from Fund and Grow has truly helped me understand that debt can be constructive and destructivg. I am seeing how keeping a healthy credit score can help secure funding for business endeavors and for a more robust life. Thank you Fund and Grow and John Madison!

I have been working with fund and grow since January 2018. Needless to say for me that I wouldn’t have had as successful of a year investing in real estate in 2018 if I wouldn’t have used them. The first round yielded me $47.5k in credit ( 3 cards) and the second round yielded me $29.5k in credit (also 3 cards). At the time I had only bought my multi fam house 6 months prior in June 2017. At this time I knew I wanted to continue investing, but cash in hand was an issue. Therefore coming across Fund And allowed me to invest in two more multi family investment a this year, something that wouldn’t have beeen mad possible with this biz credit tool. Brandon Kroon, account specialist for Fund and Grow, has been the specialist I have been working with since the start. Now two rounds into my membership later, I can’t thank him and the company enough for giving me this jumpstart in my real estate investing goals. He is an extremely professional individual that I know will also continue to help many others have a great experience using this tool. Please let me know if anyone else has any questions regarding my experience with The company and how I have utilized the biz credit tool.

Very curious about this company and the purchasing process. Are you able to transfer funds into your personal account to purchase through your personal name or does the property need to be purchased in your business entity in which the credit was sourced from? Does the credit extended have to cover the entire purchase price or can you extend the credit as a down payment and mortgage the remaining value? Any info would be greatly appreciated!!!

They are all credit cards so you need to convert them to cash. I converted a lot by buying and selling Gold.

    @Parius Futch ,

They have you Pull money from credit cards using sites like goldmoney, plastiq, Venmo, and similar sites that let you send money from your card to a biller(yourself) and sites like goldmoney it takes a bit longer since you have to setup account-invest-then sell it off and wire funds to your desired account.

    hope it helps

These guys at Fund and Grow are great and they got me a lot of lines of credit.  I found out about them through Morris Invest.  Fund and Grow was easy to work with for me and would recommend if you need lines of credit.  They made the process simple and easy.

Quite Impressive! I've been working with Fund & Grow since August and Anthony Ford has been awesome. From the start, Anthony spoke with me over the phone to understand my current situation and coached me through the process. Within 30 days he was able to help me acquire over $57K in personal and business credit in just my first round of funding. Looking forward to the results of my upcoming rounds with lenders. So appreciative of the effort Anthony and the Fund & Grow team has done in helping meet my funding goals
