Fund & Grow Financing

After listening to the Clayton Morris podcast (EP115 with Mike Banks) about the company Fund & Grow, I became intrigued with the idea of using business credit cards to buy rental properties using the BRRRR method. The whole concept seemed too good to be true, so I hopped on BiggerPockets to see what people were saying about Fund & Grow. I always find great content here, and more often than not I find the answer to my question before I even need to post and ask about it. However, with Fund & Grow, I didn't find much. (If anyone knows of a discussion about Fund & Grow that I didn't find please link me to it) There are a few discussions where people were considering using Fund & Grow to finance a deal, but none that I saw that went all the way through the process and used the funds to find a deal.

That being said, I decided to start this discussion post and share my experience with the company from day 1 till I refinance and hopefully complete the BRRRR method.

For anyone not familiar with Fund & Grow, they are a company started by Ari Page that helps you establish business lines of credit for the purpose of creating working capital for small businesses. In my case, I will be using the line of credit to buy properties in Rockford, IL and rehab them into rental properties.

Phase 1:

Currently I have enrolled with Fund & Grow and completed my initial consultation. This cost $3,000 for their service of negotiating and securing the business credit cards. I spent 1 hr on the phone with a very friendly consultant and discussed my plans for the business credit and established a sole proprietorship for both my wife and I. This allows the business lines of credit to not affect my personal credit score.  The first push for business credit will begin next week, and I should have access to an anticipated 60k by the following week. My wife is not currently receiving accounts yet until a more established credit history can be created for her.  We are currently lining up several refinancing options with banks in the area so that they are aware of what we intend to do. Currently we are being told that we can refinance the properties we buy with cash after 6 months. This is key for us, because we intend to buy and hold these properties and do not want to get stuck after the initial 12 months of 0% interest expires on our business credit cards.

Phase 2 is going to be actually receiving the cash into our account and making our cash purchase. I tried for brevity sake to not go into the entire Fund & Grow concept in my initial post, but if anyone has any questions, comments, or concerns I'd love to discuss them.

I used a similar system to receive roughly $40,000 in credit cards at 0% for a 12 month period. The company I used took 10% upfront and then helped me liquidate everything so I had usable funds fairly quick. I was able to do a flip with the funding I received and pay back all the money before my interest free period ran out. It was expensive, but the flip more than covered everything and I was able to get in the game. I would do it all over again if I had to.

    @David Smith

I am working with them right now. Things have been going great thus far in the coaching and conversations we've had. Give them a call. They have a special process I am not sure I should post. You can get your LLC setup and get an EIN, but they have something else you can do to get funding easier than having an LLC. You still need an LLC to run your business, but they will set up another business entity in your name that you do not have to file or pay taxes on to facilitate getting the funding. Our Real Estate entities are considered a high risk category for banks and credit card companies, so we have to work around that to get funding. They will do this at no additional cost outside of the membership fee (it's $3995 if you go straight to the website, but if you watch their ~1hr+ webinar video, at the end they will give you a link to get it for $3495). All others (Seek Capital, Finance Factor, etc... all charge a 7.9-9.9% fee on the amount of financing they give you). So if you get $70K in funding (business credit cards, lines of credit, personal loans, etc...) from these other companies, you will pay $5530-6930. Fund and grow is flat rate and the fee isn't tied to the amount they get you. I am also working with Finance Factory as they have the lower fee. They are working on only Personal Loans for me as a start-up business, so not affecting my business dealings with Fund and Grow they are working on. To get the big stuff as a real estate investment company, you need to be in business for 2 years or more with 2 years of tax returns. So personal loans is the way to go. Each of these services offer credit repair help to remove stuff off your credit if needed. I only needed to have some hard inquiries removed to boost my score, but they helped to facilitate that. Fund and Grow also has a service they use to help with this for low cost, I hear it's worth it if you need it. After 6 months or so, both of these companies will work with you on a "Round 2" of financing, meaning they will go back out to help negotiate higher lines of credit for you on the existing accounts and try to help keep the 0% financing rolling for yet another 18-21 months.

Maybe they will help new LLC with no credit history obtain faster credit history building. So they may have secrets.

Then you can get better credit line.   But you shall do own research and get it done yourself

But for $3000, it is still a high fee.  $50-$100k is also not a lot of money for real estate purpose, if you are in high price market.

I just completed my first round of financing with Fund and Grow after it was referred to me by a friend. Here's a brief breakdown of the process they went through with me:

    1. They scheduled a call with me by phone to discuss my goals and what I was trying to do with additional funding. (I already had a relatively new LLC in place and a personal credit card.)

    2. After speaking with me, they basically used their skills to apply for and negotiate credit cards for myself and my LLC. They were able to get me $30,000 of unsecured credit for my LLC and myself. They then help you increase your credit score in preparation for a second round of funding later on.

I worked with Luis Luperena at Fund and Grow and he was very helpful and answered all my questions. After we wait for my credit to settle, we should be able to increase my funds even more.

Overall I was pretty happy with the whole process and look forward to increasing my funding with them later on.

I had the opportunity to work with Donna F. at Fund & Grow and I have only great things to say about her.  During my 1st round credit experience she was  knowledgeable and thorough answering all of my questions putting me at ease.  I really appreciate Donna's expertise in the credit industry.  She helped me to get over 30k of credit on my first round and took care of "all" the little details for me.  I think Fund & Grow is a great opportunity for anyone serious about making a life change.  Now I'm positioned to launch my business months sooner than expected prior to learning of Fund & Grow.  This experience is absolutely life changing and I can't wait to see what happens on the next round!

Matthew Walsh if you dont mind me asking, whats your credit score? 90k for the first round is pretty good. Did you do the pre-approval to see what you will qualify for prior to signing up? Im asking to know if its pretty accurate. Also are how many cards did you end up with and do they have annual fees? Lastly when the second rounds goes out, do they try to get more credit with the cards you originally have on the first round or do they get additional cards? Any input would be much appreciated thanks!!

I didn't do any pre approvals - just went right in. As far as credit goes, I have paid down lots of debt, so my DTI is very low, and my score is in the 800's. I also happen to have a lot of old credit accounts- I was one of those stupid college kids who took out a million credit cards when they were handing them out for free all over campus. I think all that played a part. I may not even try to get any more, I think what I have is enough for now.

So there are a ton of people that are saying that they have had success getting business credit with F&G, and that's great, but I hadn't seen anybody talk about what they've done with the credit. Can anybody share their experience with actually completing a BRRRR or a flip? If you did a BRRRR, what type of banks did you use, and how did they view this strategy? Also, how do you estimate minimum credit card payments before you sell or refinance?

I would assume that all those one post wonders are actually real testimonials and not F&G employees. I think F&G must be giving a discount on the initial fee if you post a testimonial on this BP thread. Not that any of this makes it any better, but it would explain why these testimonials keep coming even though regular contributors are complaining about them. As an employee, you would course-correct at this point and find other outlets.

Wow there's a lot a lot of spam on this thread. Makes me not trust the company just for that reason alone.

I'll just add to the one post mayhem that everyone is so concern with. I started RealEstate investing just last year and also joined Bigger Pockets Pro last year. I started looking for capital to help pay for renovations on my first deal I read a lot and did not post anything on Bigger Pockets hence the one post. I went through Fund and Grow and AFTER they help you secure business credit they ask that you post a testimonial on various sites regarding your experience. Which would probably explain all the one post wonders that everyone is afraid of. Research and make your own assessment and move on. So here is my review so I can move on... Fund and Grow did exactly what they said they would do. I found out about them through talks on Bigger Pockets and Morris Invest. I used the Morris Invest discount code for almost $500 off. I worked with Bianca and was able to secure $48,500 0% APR ranging 6-18 months. The process took about 2 months for the first round. Looking forward to the 2nd round. I hope this post didn't' scare you to much no it's not spam, I don't work for Fund and grow and I don't work for the government. :-)

I am also considering F&G but do not see any stories on the 2nd half of this equation as stated above: What are you doing with the money?? In order for this to work the refinancing within 12 months is key. Does anyone have any suggestions or experience getting 100% cash out refinancing on a F&G purchased property that they can pay back the credit debt with and then hold and rent OR flip? I am struggling finding cash out refinance lenders that offer more than the purchase price of the home EVEN IF the current value after repair is appraised much higher. Without the lending/financing part the available credit is useless.

Any help/suggestions to make this strategy work and pay back the credit cards in time? MUCH APPRECIATED! Thank you all.
