Fund & Grow Financing

After listening to the Clayton Morris podcast (EP115 with Mike Banks) about the company Fund & Grow, I became intrigued with the idea of using business credit cards to buy rental properties using the BRRRR method. The whole concept seemed too good to be true, so I hopped on BiggerPockets to see what people were saying about Fund & Grow. I always find great content here, and more often than not I find the answer to my question before I even need to post and ask about it. However, with Fund & Grow, I didn't find much. (If anyone knows of a discussion about Fund & Grow that I didn't find please link me to it) There are a few discussions where people were considering using Fund & Grow to finance a deal, but none that I saw that went all the way through the process and used the funds to find a deal.

That being said, I decided to start this discussion post and share my experience with the company from day 1 till I refinance and hopefully complete the BRRRR method.

For anyone not familiar with Fund & Grow, they are a company started by Ari Page that helps you establish business lines of credit for the purpose of creating working capital for small businesses. In my case, I will be using the line of credit to buy properties in Rockford, IL and rehab them into rental properties.

Phase 1:

Currently I have enrolled with Fund & Grow and completed my initial consultation. This cost $3,000 for their service of negotiating and securing the business credit cards. I spent 1 hr on the phone with a very friendly consultant and discussed my plans for the business credit and established a sole proprietorship for both my wife and I. This allows the business lines of credit to not affect my personal credit score.  The first push for business credit will begin next week, and I should have access to an anticipated 60k by the following week. My wife is not currently receiving accounts yet until a more established credit history can be created for her.  We are currently lining up several refinancing options with banks in the area so that they are aware of what we intend to do. Currently we are being told that we can refinance the properties we buy with cash after 6 months. This is key for us, because we intend to buy and hold these properties and do not want to get stuck after the initial 12 months of 0% interest expires on our business credit cards.

Phase 2 is going to be actually receiving the cash into our account and making our cash purchase. I tried for brevity sake to not go into the entire Fund & Grow concept in my initial post, but if anyone has any questions, comments, or concerns I'd love to discuss them.

I used a similar system to receive roughly $40,000 in credit cards at 0% for a 12 month period. The company I used took 10% upfront and then helped me liquidate everything so I had usable funds fairly quick. I was able to do a flip with the funding I received and pay back all the money before my interest free period ran out. It was expensive, but the flip more than covered everything and I was able to get in the game. I would do it all over again if I had to.

    I recently received AND USED about $150K from 0% money through F&G.  The initial fee held me back ($4,500), but considering all I got and how I am using it, it was well worth it.  I am putting $50K in escrow for two multifamily deals I am doing and the rest into an apartment I am buying.  Since I will get the financing before the 0% period ends, I'll pay it down and go for a second round where I hope to get even more credit and buy bigger properties or do more deals.  Highly recommended !!! It is for REAL.  Not a gimmick.

    “The team at Fund & Grow are fantastic! They’re so servant oriented that whatever you need you get. They’re so patient with you and they hold your hand each step of the way. From day one until the end of our first round of funding I’ve had nothing but great things to say about Bianca and her team at Fund & Grow, they pretty much make me look like a superstar.”

    Fund & Grow helped me obtain $80,000 in credit.  They were easy to work with,  clear on what they needed,  fast at replying with answers, excellent at updating me with the status,  quick at getting results & all around helpful.  I definitely would give them the highest rating possible.

    Just leaving another review here but I probably was skeptical like you at the beginning using a small company in FL for financial services. But so far, very happy with Fund&Grow. Anthony was very responsive every time. Their service is definitely worth the annual fee. I have a good credit profile and obtained around 100k within 3 weeks. Definitely helped my business to move forward providing fundings for projects.

    The overall experience was an eye opener. John, worked with me and was upfront about what needed to happen with my existing credit debt in order to have better success. The initial financial investment has already paid for itself many times over. John was professional and made sure I understood what was going on at all times.

    In my journey thus far as a business owner, I’ve learned lessons that have cost financially. Although the cost was minimal, it was a lesson non the less. I didn’t want to make the same mistake twice so we performed a postmortem review. The long and short was about a 5k to 10k difference. It was evident that even with cash on hand, we still didn’t have enough to close a transaction.

    The lesson learned; we needed the ability to compliment cash on a as needed basis to conduct business. And to show, the company has a financial infrastructure. Working with John and F&G, my company now has an established financial infrastructure with lines of credit. Which I believe is extremely important for a business to be successful. I only wish I had known of John and F&G a year or so ago.

    The experience was excellent. I learned how it’s really done to establish business lines of credited and the value of a company like Fund & Grow. John was very Involved and attentive working to get the lines of credit. He would call to provide updates through each phase. I’m willing to bet it’s one of the hardest jobs around!

    Finally, and most important of all, the company is in a better situation to look for real estate investment opportunities and be more effective closing deals. And I believe the company is in a better position when conducting business with financial institutions on an as needed basis. John and F&G made that happen. Results were as advertised. The business as a whole did good on the first round of funding thanks to John. I can’t wait till Round 2.! Thanks John and F&G!

    Regards,

    Jonas

    I would like to share my experience working with John Madison and fund&grow .  I heard about them in a webinar at first I was  A little skeptical about working with them, to be  honest I didn’t believe them that they can raise and get that much  Capital but I still listen to the whole webinar to the end. And a few days later I got a call from Fund&Grow  they answered all of my questions and gave me some comfort so I went ahead with the process .  Then I got my own case manager John Madison he was Very professional responded to all my emails and phone calls very quickly.  We just completed the first round of funding and  he got me $80,000 I am very excited and cannot wait for the next batch of funding this is helping me grow my real estate business very fast I am looking at some property right now as we speak . Thank you so much John Madison and the whole fund and routin thank you so much John Madison and the whole fund& team

    I enjoyed working with Donna F and Danyelle R from Fund and Grow's team. They were able to surpass the funding I had hoped for tremendously. I am grateful.

    I began working with F&G the end of  February and since then I have not come across any issues. I was able to receive over $50K in credit during my first round. F&G fee is 3K but I do not see any negative effects since I have gained more than enough to cover that.

    Has anyone used the company for longer than 1 year? If so, what have been the pros and cons?

    So far, my experience with Fund&Grow has been good!! Bianca has helped me obtain the funding needed for my business. She is knowledgeable and responsive. Why go this route? It is much easier and better success rate faster with reduced damage to your personal credit to have professionals synchronize the application process. The cash transfer fees on the cards are a fact regardless of how acquired. They are avoidable if you charge goods directly (rehab materials, pay contractors, business bills, etc). I tried this on my own too...with a lot of time investment. I'll earn the F&G fees back with my business. I look forward to my next batch! Thank you Fund&Grow!!

    @Kim Ho I've noticed the same thing. There a ton of 1 post testimonials about Fund and Grow all in a row. Its almost like someone just made a whole bunch of accounts here at Bigger Pockets just to post great reviews about Fund and Grow. It just seems so fishy...

    Fund & Grow is a great company.  I worked with Donna and was able to obtain $103,000 in my first batch.  I am looking forward to the second batch of funding.  Everyone I've dealt with there has provide wonderful service especially Donna & Amanda.  Donna kept me inform every step of the way from the beginning.  It is a pleasure working with her.  I am in the process of using the funds to purchase my an investment property.  I've gotten cards with 0% from 9-18 months.

    Thanks to each and every person at F&G - from the initial intake with Chrissy Banks to all the hard-working staff in-between and my man Michael Richard who did the actual funding. I got 31k and this is in spite of the fact that I took out 4 installment loans about 8 months ago. Fundwise could not fund me. Affiliated Finance could not either. F&G did the job with ease.

    @Kim Ho

    @Daniel Kong

    I can only speak for me, but I am a real person, and I did go through the fund and grow application process. If you have questions/proof, you can hit me up.  I think the reason you are seeing a lot of 1 post testimonials is that they do ask us to post reviews if we were satisfied with our experience.  So like me, i suspect a lot of clients posted.

    My account manager, Anthony, at Fund and Grow has helped me secure over $50k worth of business credit during the first round of applications. They are very responsive and keep you in the loop the whole time.  So far, my experience with Fund&Grow has been great!! I have several more rounds of applications to go. Thanks for all your help Anthony & Fund and Grow!!

    Well I can honestly say I was pretty skeptical at first, however these guys are the real deal and if you're planning on needing something to get you going these guys are a GREAT resource to have. About the only bad thing I could say is what I got vs. my employment and credit score wasn't as high as I thought it would be and had some issue with their recommended cash extraction, however PayPal fixed my problem. HOWEVER they did manage to get one of the cards to change there mind giving me a grand total of $24.5k on the first round. So honestly really can't complain and that much is helping me get 2 businesses up and running 😊😊😊. It takes money to make money, but this is definitely a great first step for securing financial freedom.

    Look no further, Fund and Grow is the best place to go to acquire funding for your small business.The team at Fund and Grow team did a spectacular job in securing 88k in funding.I am very pleased with the level of service and communication they provided.In addition, during my last round of funding, they transferred a large portion of my available credit limit onto newly opened business credit cards, which makes a substantial portion of the total available credit at 0 % interest, for 12-18 months.Thanks again to the entire team at Fund and Grow!

    I worked with John Madison at Fund & Grow and had a great experience.  John was able to negotiate $28K worth of business credit for me in my 1st round of funding.  My FICO is 740 and after the 1st round of funding ended I noted that my FICO did not go down at all.   That's great!

    Yes, it's true that you can do this on your own but I run a real estate investing company and I don't have time to negotiate with creditors all the time.  Fund & Grow is a time saver, it works, and the people there are extremely nice and friendly.

    We communicate primarily over email and my instructs are generally relatively simple (Fill out a form, don't apply for any credit during rounds of funding). Follow the instructions and you are bound to succeed. I can't wait to see what happened in my 2nd round of funding.

    Okay so just want to give Michael Richard with Fund & Grow a big thank you and pat on the back for a job well done these past 2 rounds of funding.

    1ST ROUND: I was approved for a $15K Capital One Sparks and a $7,500 Wells Fargo.

    2ND ROUND: I was approved for a $19K Bank of America Business and $19K Flagstar.

    TOTAL = $60,500

    Not too shaby for 2 Rounds of Funding. I'm actually very impressed with the second round of funding. Great job Michael! I look forward to the next round. Thank you!!

    Anyone have questions, or input feel free to reach out.

    Fund & Grow has helped me with obtaining $40K of business credit for my first round.  The reason why I went with fund and grow is because I figured I was paying for their relationship with banks to assist with getting larger credit.  They do a good job with walking you through the process of getting credit.  Granted the part I'm at right now is trying to remove some of the hard inquires.

    Additional lines of credit are additional financial tools.

    Using Fund & Grow has some educational aspects to it as well as you work with their representatives you gain a better knowledge how the credit system works.

    @Donnie N. I am in the process of dealing with them also. Yes you can opt out of the dumb newsletter. I am not impressed with my experience so far. It does not seem like they have done anything more then what I could have done out of the gate. It’s a long drawn out process. My credit score is in the high 700s and they got me 14k on their first run. They stated because I had some inquiries the month before (because I had to get a new lease for a car) that’s the reason why some banks declined me which.... I thought was their job to talk through these things and over come these types of obstacles. So as I said I’m not impressed and I had to look elsewhere to find financing for my first investment property. We will see how the second round goes in October I guess.
