Fund & Grow Financing

After listening to the Clayton Morris podcast (EP115 with Mike Banks) about the company Fund & Grow, I became intrigued with the idea of using business credit cards to buy rental properties using the BRRRR method. The whole concept seemed too good to be true, so I hopped on BiggerPockets to see what people were saying about Fund & Grow. I always find great content here, and more often than not I find the answer to my question before I even need to post and ask about it. However, with Fund & Grow, I didn't find much. (If anyone knows of a discussion about Fund & Grow that I didn't find please link me to it) There are a few discussions where people were considering using Fund & Grow to finance a deal, but none that I saw that went all the way through the process and used the funds to find a deal.

That being said, I decided to start this discussion post and share my experience with the company from day 1 till I refinance and hopefully complete the BRRRR method.

For anyone not familiar with Fund & Grow, they are a company started by Ari Page that helps you establish business lines of credit for the purpose of creating working capital for small businesses. In my case, I will be using the line of credit to buy properties in Rockford, IL and rehab them into rental properties.

Phase 1:

Currently I have enrolled with Fund & Grow and completed my initial consultation. This cost $3,000 for their service of negotiating and securing the business credit cards. I spent 1 hr on the phone with a very friendly consultant and discussed my plans for the business credit and established a sole proprietorship for both my wife and I. This allows the business lines of credit to not affect my personal credit score.  The first push for business credit will begin next week, and I should have access to an anticipated 60k by the following week. My wife is not currently receiving accounts yet until a more established credit history can be created for her.  We are currently lining up several refinancing options with banks in the area so that they are aware of what we intend to do. Currently we are being told that we can refinance the properties we buy with cash after 6 months. This is key for us, because we intend to buy and hold these properties and do not want to get stuck after the initial 12 months of 0% interest expires on our business credit cards.

Phase 2 is going to be actually receiving the cash into our account and making our cash purchase. I tried for brevity sake to not go into the entire Fund & Grow concept in my initial post, but if anyone has any questions, comments, or concerns I'd love to discuss them.

I used a similar system to receive roughly $40,000 in credit cards at 0% for a 12 month period. The company I used took 10% upfront and then helped me liquidate everything so I had usable funds fairly quick. I was able to do a flip with the funding I received and pay back all the money before my interest free period ran out. It was expensive, but the flip more than covered everything and I was able to get in the game. I would do it all over again if I had to.

My experience with Fund & Grow has been great. Donna F. has helped me achieve Business Credit of $25.000 which is amount I wanted and will help me expand my business. She is professional, knowledge and amazing. Will request to work with her should I decide to expand to round 2. Might consider the annual program.

Surely there are cards with lower fees than 4.5 % ????

Fund and Grow ask you to leave reviews about them after I have worked with them. There are a lot of very positive reviews so it would appear that they are very consistent.

Donna F. was my account specialist and is very professional and courteous. Always attentive to my questions. Always reliable with communication. I would highly recommend Her. So far, after the first round, she got me $39400 in personal credit lines with 0% interest. Next round they will be working on business side of credit line since we had to work on the personal credit first to bring the score up.This company is definitely worth their fee.

Thank you Donna F. for your hard work.

Excellent support received by Fund & Grow once again!!! This is a personal thanks for the hard work and effort that Brandon Kroon put forth in getting my most recent round of funding secured within a few short weeks; totally unbelievable! I can not be more thankful for having someone like Brandon taking care of me while residing abroad. A thousand thanks to you Brandon!

I will preface this by acknowledging that this is my only post but it is 100% factual.

Fund & Grow is the real deal. I first heard about them through Mitch Stephen's podcast in May of 2018. I didn't have a job and had been looking at the different ways that people can become RE Investors (wholesaling, lease options, seller financing). Ultimately, I did not go into real estate, but I did find this amazing alternate source of funding for what I wanted to do. So I took a chance and signed up.

Unfortunately for me, my score wasn't at a 720 (high utilization from past endeavors), so I couldn't start with a round of business credit. I made some payments and had to wait 3 months for my rep, Brandon Kroon, to do a round for personal. Unfortunately, during that personal round I was only able to get $2k. It was frustrating but I found out that there was some negative things on my credit report from Student loans. Then I worked with Kaydem Credit Help (their sister company) to get those things removed. I suggest anyone who is not at a 720 to use ScoreSense.com to find out what exactly is on their reports.

Fast forward to late March and my scores for the 3 bureaus average out to 740. After 10 months, Brandon was finally able to apply for my business credit and I received $23.5k in funding! It's not a crazy amount like some of the posts here, but it's a great start for me after waiting so long. My goal is at least $100k during the entire process. I highly recommend Fund & Grow and definitely recommend working with Brandon.

I had an absolutely awesome experience with Brandon Kroon. He took really good care of us and was very attentive to all of our questions and/or concerns. Fund and Grow has been great. Highly recommend them!!! We will be using our BLOC to fund our down payments and rehab costs. It is a great alternative to a HML if you are trying to do it yourself. Just make sure you ask tons of questions so you are well educated with the process and how this works, you don't want to create financial problems for yourself. My wife and I will be going back for more funding in a second round, once we finish our first deal.

I'm entering phase 2 very soon - this is a very worthwhile investment.

    So far:

    rd 1 - I received $60,000+ in funding

my credit score went up approx. 40 pts

I now have established business credit

I have learned a lot about building business credit.

and I have worked  with an all star team!

Regarding $3500 investment - if used properly, the cards pay you back in all the signup bonuses... my effective cost of this program is approx $3000 after just 1 round of funding.

Shout out: John Madison at F&G is a great guy to work with!

Getting the cards is fine and all but has anyone used it to fund the down payment on a flip?

I wouldn't want to pull let's say $30 grand out of these cards and let it sit in the bank for two months while the money is seasoned to use as a down payment.

Is there a hard money lender or other lender that won't mind if the money isn't seasoned?

I used fund and grow and it was an amazing experience with this company but what made it more amazing was working with brandon kroon he was so warming and welcoming he always returned my calls and answered all my questions even tho I called him 100 times and ask him the same questions 100 times he is a great representation of this company because of his great costumer service. This company really works if your looking for funding.

How much funding did you get (across 1 or many lines)? and what was the cost?

Just curious if this impacts personal credit...

There are alot of testimony on here but not sure if its people from fund and grow or actual people that got funds from them. The site looks super sketchy and everything sounds too good to be true. Im thinking about getting funding but just being safe i guess. $3500 isnt cheap and to go the other option isnt a great deal especially if you expecting to get alot in funding cause 9% is too much. Im basically saying i dont want to get scam not only for the money but my personal information. This make sound dumb but no one in here has post any proof of funding or cards from fund and grow. Thanks!

I know people have tried to answer this already but I'm still not sure how successful people have been. I'm going through my first round and I actually need to be able to take out cash from these cards. Can anyone (straight up) tell me IF and HOW they have been able to take cash out from the cards. I don't own a home so I can't use any method involving HELOC. I really really appreciate any help guys. Thanks to everyone for their input into this thread. It was a long read but interesting and informative in a lot of ways.

Sorry guys. I neglected to ask how long the first round was negotiated for before they obtained the final amounts on the cards they were approved for. How long did it take for those of you who have gone through the first round of funding with f and g?

Also I was told I needed to have under 50% utilization for the business credit and under 35% utilization of my personal credit for the second round but I saw a post saying they need to have paid down the business credit completely before starting the second round of funding. can anyone clarify?

@Rose Aspinall it works when you are buying homes under the brrrr, use PayPal to take the money off the card, and then refinance it.

When you build business credit with business credit cards, most service providers I've found in Bigger Pockets market Place are interest free for the 1st year or so.  There is no up front processing fees.  Plus, the service provider will put you in touch with a company to get your cash advances off your business credit cards.  However, this is not the proper BP Forum to go into detail about service providers

If I use paypal to take money off the car then isn't that considered a cash advance...which leaves you with cash advance interest until you refinance??...If I sound ignorant it's because I am. Sorry guys.

We are only the 5th month since we signed up. Round one for my business partner was just completed.  The process is a bit complex and time consuming. She only got $5300 in credit cards. I'm scheduled for late May but I hope is much more than that, as I already had over 60k in available credit on my personal cards. Let's see what they come up with. I'm not overly impressed but I'm going to give them a chance to change my mind. My credit score is already in the high 700s.
