Can you add a joint tenant to a house deed without selling it?

Hi, 

I am looking to add my name to my Dad's house deed as a joint tenant until I am able to move back and buy it next year. The problem is, he will owe my mother money upon the sale of the house (divorce settlement). Is he able to add me without "selling" it to me? I do want my mother to be paid, but I am not ready to buy the house until a year from now. 

Any information anyone can offer is greatly appreciated!
