    @Schneur Yecheilov

    For a flip or rental? Simple lipstick stuff or new construction and full gut jobs?

       I'm looking for both. Ideally someone that can handle it all.

    @Schneur Yecheilov I would not recommend you find someone who does it all. Whoever does rental work won’t do the quality you need for a flip. Whoever does flip work will kill your budget on the rentals as will be high quality and slow and expensive. Feel free to DM me if you need anything specific.

    Good luck!

    Hey @Schneur Yecheilov - Can you define a bit more the exact characteristics of a investor friendly contractor?

    I only ask because you mentioned knows what should be done for a rental or a flip...isn't that somethng you need to know as the investor?

    I've personally found the best success on my investments here in Chicago when I detail out the scope of work and then provide that to my contractors.

    @Jonathan Klemm I would like the contractor to be able to walk the property and suggest what needs to be done, if its a flip deal than whats needed in order to flip the property at the highest ARV for the area, and if its a rental to get the highest rent.

    @Schneur Yecheilov - I would advise against having your contractor advise you on the scope of work and level of finish.  Most contractors are NOT investors and don't understand the numbers as well as you should.

    As the investor, these are your decisions to make and are very important for you to understand.  I'd consider finding someone in the indy area who is already flipping and walk some of their properties.

    I recommend @Nick Giulioni with Off Leash Construction. Nick is an out-of-state investor who moved to Indianapolis. I'm sure he's felt all your pain points.
