Looking for competitive refinance quotes for an LLC-owned rental in El Paso, Texas. The loan has an approximate payoff balance of $126,000. The property was appraised in September 2023 at $165,000, and I estimate its current value at $185,000 (I'm willing to get an appraisal if we need a higher value, which it likely is).

This is a single-family rental in good standing and I am seeking the lowest available fixed-rate refinance. I am open to conventional options that will work for an LLC, DSCR programs, portfolio lenders, or any structure that produces a low fixed rate and reasonable closing timeline. The current tenant has been in since December 2024 and the rent is $1,100/month.

If you are a lender or broker who lends in Texas and can offer competitive terms for LLC-owned rentals, please reply with program details and typical rate ranges.

" I am open to conventional options that will work for an LLC, DSCR programs,"

conventional loans are going to be full doc meaning you must prove your income (so not DSCR) and you would have to vest in your personal name.

It sounds like you are asking for a DSCR loan that will allow you to close in your LLC. This loan will require an appraisal for both the market value and the market rent. On any loan program the details determine the rate which include the loan to value, credit score, occupancy, the cost you pay upfront etc but on DSCR loans there are even more factors. The cost upfront is even bigger piece then conventional, but also very important is what the DSCR factor is 1.0 vs .99 for example and the pre-payment penalty. No pre-payment penalty might be in the mid six's where a 5 yr PPP would be in the low 6's. Most DSCR seems to be priced with a 5 yr PPP so the rate sounds attractive but you for sure need to understand that PPP could cost you a lot of money in the end.

Have you checked locally with a good, local, credit union?

Daniel, what is your current interest rate? That will help determine whether a refinance makes sense. You will often get the most competitive pricing from a mortgage broker who can shop multiple wholesale lenders rather than going to just one bank. If you would like, feel free to reach out and I can connect you with a mortgage broker who lends in Texas.

    Hi Daniel,

Park Place has a great DSCR product. I'll message you my contact info direct if that's something you'd like to explore. Either way, best of luck moving forward.

We work with refinance and DSCR solutions for LLC-owned rentals, including portfolio and private lender options when conventional isn’t the best fit.

If you’re open to alternative structures or need competitive terms in Texas, feel free to DM me your basic deal metrics (payoff, rent, value, lease) — happy to share possible program options and typical rate ranges that may apply.
