I dont do the can I pick your brain or have coffee.. if I did I would not have time in the day to do my things.

However I have now a new passion and that is   aheroshome.org  this is a charity that i started with a few other BP members.. we will be giving away a fully rehabbed home to a Veteran.. we are raising donations through our independent mailing lists and such.

However I am now willing to take phone calls from those that would like a 40 year veterans advice.. without having to spend 10k or 40k on a mentor program.

YOu will though have to donate to my Charity a modest donation..

And that can be done right on our website.. I get a E mail notification when that happens.. So simply make your donation .. then e mail me for a time to talk  we will do this in 15 minute increments..

As stated all monies go to our charity which is donating a house to a deserving Service veteran or first responder..   lets give back BP ... I have been Blessed in this business 100X  our service men and women put their lives on the line.. lets acknowledge them .

Hope to hear from you

Jay Hinrichs.

Jay, What you’re doing is tremendous and I applaud you. What’s a modest donation? After all, modest is relative. Best, Mayer

Jay, just seeing this, sorry.  It's a great idea.  I'm going to contribute to your cause, and I might swipe the idea to raise funds for one of my causes.  I do a lot of charity work these days, and this sounds like a winner of an idea to raise money for causes.  Thanks so much!

@Jay Hinrichs, this is SO AWESOME!  Thank you for doing this nonprofit, its exactly what I am planning as soon as our business grows in the Dallas area.  I also love the 'make a donation' and I will do a call with you.  So good!

Great idea for a non profit.  Our non-profit was organized to build supportive housing facilities for low income elderly.  We wanted to remove seniors from the isolation of institutional settings  but, the program never took off.  Please let us know about the success of the strategy you are using.  We look forward to contributing to the effort when possible.

@Jay Hinrichs Thanks for what you are doing for our community! We plan to do the same, but with a twist. Giving away an income-producing investment property to an active duty S/M or Vet! Love to connect to talk more...but not over coffee! Ha!

    But seriously, thank you.

as disabled veteran, i suggest not just give free home but include training on how to get a hand up to the winner of home. get the veteran trained if interested in free mentoring  or free subscription to bp for year or free access to top 5 books on real estate from actual veterans. Step by step.

Show vet how to buy his next home with va and rent out free one or house hack etc.

I hope you dont just give him her free house than walk away????

@Jay Hinrichs Appreciate all the advice and discussions this past year as my partner @Rico Nasol and I have started down our investment journey.  You have been more than generous with your time and email responses.  Will continue to keep learning and growing our business so we can be more involved more than donations at some point in time as this scales nationwide, there is no doubt it will get there.  As a USAF Veteran myself, I completely understand how much this effort can change some peoples lives.

@Jay Hinrichs thank you for taking the time to answer my questions and to provide advice. As a new person to this space, it's a bit overwhelming.  Jay, your expertise and rational guidance have sent my 🧠 to orbit. I'm ready to take off by continuing to learn and to ask questions. Thank you again and I'm looking forward to buying that 20+ unit complex within three years.

In the meantime, I encourage the BP gang to donate $100 to Jay's charity before Memorial Day, see the link below.

    @Rob Gillespie

    Hi Rob,

I'm a newbie to REI and BiggerPockets. I made the mistake a few months ago of ‘falling for' one of the expert programs that supposedly teaches you everything you need to know about REI. I feel stupid now after discovering BiggerPockets, but what's done is done.

To get to my point, I’m lost. I feel so overwhelmed by the ridiculous amount of information out there that I don’t know where to start. I’ve been reading posts on the B.P. forums, signing up for webinars, and reading a few books here and there.

Here’s the problem....What next?! Should I be actually looking for deals or simply practicing the analyzing of them? Am I supposed to have financing in place FIRST, or can I find a deal and then figure out financing?

Sorry for all of the remedial questions!

    And thank you.

@Jay Hinrichs Class act Jay.  You are the real deal, and you should know that I've learned a lot from you over the last couple of years.  Thank you for all you do.

Jennifer IMHO or in the FWIW file I always have my financing in place before I contract a deal.. Normally sellers want a POF .. auction company's want POF realtors want POF.. and you simply don't want to get the cart before the horse do all this work and then cant close. that's when it gets real discouraging.

We need more good people like you. I'm a disabled Vietnam vet who sees the visual results of war veterans every week at the VA.

    Thank You for caring.

I like this plan. I think I will start asking around to possibly get this kind of thing going here in Cedar City, Utah.

    Thanks

    Hi Jay,

I think you're aspiration for charity concerning Veterans is honorable. But as a Veteran might I add a suggestion? The newly rehabbed home will surely delight it’s new owner, but donating a new home is not the most optimum incentive to motivate and/or influence a Veteran to possibly accomplish what you have achieved in Real Estate.

The new home will secure a roof over the Veterans head, but it’s not and effective guide to help a Veteran secure financial freedom and the possibility of leaving a financial legacy for ones family. Sometimes donations can cause detrimental cycles of dependence, leaving those affected with their hands ever stretched out for another donation. Unfortunately I know this on a personal level.

Maybe some of us on the path of home ownership, and Real Estate investing, might appreciate the knowledge of experience more-so than a new home.

Thanks Jay for your kind heart.

    Mike
