What can you do with $75,000 ???

I just came across a thread where people were posting pictures and some background on rentals that they owned that they spent less than 30k on. I liked the thread but I wanted to expand on it and bump the price range up a bit to open it up to more stories.

I'd Like to see some pictures and stories about a Rental Property you own that you are all in for 75k or less.

I will save on of the mods some time. Remember this is not the marketplace. Do not post anything that you are trying to sell right now. This is not the forum for that. I would just like to see success stories of what you bought in your investing area and a little background about the investment.

I will start.

I picked this up for 50k. It was owner occupied. The brother of the owner was renting the downstairs when I bought it. He is still there paying $500 a month. We fixed up the upstairs. put about 4k into it (including appliances). Just got that rented for $854 a month. Will be fixing up the downstairs when the brother moves out. I expect to rent the down for about the same price.

James Wise exactly. My first deal was more of a home run. This cash flows about $250-300 with 25% down. My second deal was more of a home run ($350 cash flow on a 48k investment). After looking for 10 months for another home run, I decided that solid doubles are good enough for me. Ive heard other talk about you next deal always being better than the pervious. I'm not sure that's always realistic. I think staying in the game, making profitable deals, and getting better at managing the deals you have is more of my philosophy. Money can be made on the church, but profit can grow with great management.

    This is not exactly what you are looking for, but many of my retail flips are in the 75K range ARV.

    James which area of Cleveland is that in ? I would like to look for something similar.. Your going to be getting about 1600$ a month in rent on a 55k investment? That is common in Cleveland?

    Its in a suburb of Cle. No its not to common to pick up a duplex like that in that city I thought it was a pretty good find.

    @James Wise Here is one of my property @ Fort Worth, TX purchased for ~$62K, ~1600 sq. ft , 3 beds 2 baths, community swimming pool and all outside maintenance done by HOA. Did not provide that many snapshots but you get the idea.

    @James Wise Well, during inspection we found some issues, and we negotiated with the seller so that she would pay for those directly to the contractor doing the work. My PM supervised all work ..

    So no, I did not have to spend anything on it yet. Rents for $1000 even.

    This is one we have in Birmingham, AL. It was destroyed when we purchased it but looks pretty good after the remodel. We have about $74K in this one total, and it rents for $1100/mth.

    We bought this one for $48k, and put a lot of work into it. Jacked up the floor, new gutters & drainage pipe, gutted kitchen, new sheetrock & flooring in most of the downstairs, paint throughout, of course. It was a 3/3, now is 4/2.5. It's 2200 sq. ft. with a 2 car detached garage. Ended up with $73k in it.

    I don't have after pics of the outside. The main difference is there are now no shutters on the garage (who does that?) and the ones on the house are chocolate brown instead of faded red.

    With rehab, I paid in the mid 50K's 4 years ago. Worth about 80K now.

    @Jon Klaus that is an awesome return. I just noticed that it is 6/3. lol where are all those beds and baths hiding that is friggin huge but it doesn't look like it from the street.

    It was originally a 4/2 with 1800 SF. Later a 1200 SF addition was added in the back. Cash cow. It attracts big families with few rental options.

    I just bought a 3/1/1 in Amarillo, TX. All in for 60k. Rent is $895. Not must best deal but this is a pretty standard buy and hold for me. I'm on the app so I don't know how to post a pic, but it's a good clean house from the 1950s. Nothing fancy.

    @Blake C. sounds like a solid deal to me. Can't hit a home run every at bat. Nothing wrong with some doubles and triples.
