Does anyone use LLMs to manage their rentals?

Hi there,

I'm Patrick, the new Head of Product at Bigger Pockets, forgive me but I'm going to be turning to this community a lot to get feedback on what matters to you all.

I'm wondering if and how people are leveraging AI to assist with property management. Things like renter communications, maintenance upkeep/tracking/scheduling, other things that I can't think of right now.

What models and applications are you using to do so?

We still use team members for the far majority of management but use LLM's for writing rental descriptions, SOP's, job postings, and editing photos.

Three examples

1) We employ a third-party system that answers after-hour phone calls.  We used to hire live agents.  I would say the AI system that can be trained to understand our properties is at least as good as the live humans that don't know our property in responding to leasing questions.  This is Elise AI.

2) I upload audio and transcribe the weekly calls we have with our community managers and our regional managers.  Then run them through LLMs. We use this to summarize monthly activities for our investor reports. I use Notta to transcribe and Claude to summarize.

3) While we type up our monthly reports to investors, we have created an AI skill that converts a summary spreadsheet and our monthly narrative into a nice-looking report. I use ChatGPT for the formatting.
