ALE Solutions - Temporary Housing

Investor 路 Los Angeles, CA 路 Member since 2015 路 27 posts 路 8 votes

I searched the forum and haven't found much.

I got a call from ALE Solutions to rent out my house for a displaced family who had water damage to their house for 3 months, 800 above the rent I am asking for.  They have a huge family of 5 adults and 4 kids + 1 small dog.  Should I even consider it?  Anything I need to know?  Thanks for your input.

I've seen mixed reviews.  Nothing definitive for me.  $2,400 for 3 months on top of normal rent sounds good though.

A few questions...

did they own the house or rent?  I ask that because it could have been renters insurance that kicked in for them.  If that's the case and they're renters not owners, they could stay longer than their insurance covers.

What happens after 3 months?  Is ALE Solutions still responsible if they don't move?

Can you directly screen these "5" adults yourself?

ALE Solutions may or may not be a stand up company, but what about the family.  It's not unheard of for people to scam insurance companies by causing damage.  If this is the case you could be the next target after your 3 months are up.

Of course I'm playing devils advocate.  I would probably rent to them myself, but I would need to get clarification first...IN WRITING.

If you decide to rent to them, let us know how it turns out 3 months from now.

Just got an email from ALE Solutions about my house for rent. Based on comments here, I replied and will see if we can make a deal. The house was listed for $1,800 and the initial email offered $2,700/month for a 2 month lease with option of month-to-month. My reply asked for $3,000/month for first two months and then $2,700/month after that. The rep said she would check with the insurance co and let me know.

@Josh Stamper the one lease I did with them was $4,000 for a few months and if they wanted to stay longer (they ended up staying many more months), it went to $4,200, not lower...

@Ariel Jeidel, did you have your property listed someplace before ALE contacted you?

Two different ALE reps have contacted me in the last couple of days through my Zillow ad interested in my property. One family has 5 dogs and a cat and wants a 3 month min lease, and the other wants a min 6 month lease. I checked airbnb and vrbo and there are very limited options there for such long leases over the summer in Pensacola.

Has anyone had success negotiating a premium that is comparable to the local rate for airbnb's/vrbo?

Nice. In metros perhaps there is always enough water damage, mold outs, fire damage etc to leave a limited supply of these props. It might be one of the better games in town. Its guaranteed by the insurance so if they mess it up you might get a free update. But typically these are already home owners so it may be a better than average tenant base as far thrashing the property.

These might extend longer as most are waiting on contractors to complete their real home repairs and we know how that goes sometimes.

Of course Jay is already inside this semi secret.

UPDATE: I had a good conversation with the ALE relocation specialist yesterday, and she's submitting the pricing info I requested to the insurance adjuster. I'm asking for double market rent, plus a non-refundable pet fee per month, pet deposit, 4k security deposit, cleaning fee (for when they move out) and a monthly landscaping fee.

She thinks the rent is a bit higher than they will accept, but she said we can always come down if they won't accept that price. Fingers crossed!

@Doug Spence any updates on your short-term tenants and ALE?  Thanks!

@Brian Yu I ended up placing regular long-term tenants in the home. The administrative process for ALE to place tenants just takes way too long. They identify a possible property, send to the insurance company for approval, then to the tenant for approval, then the tenant comes to look at it. I never ever made it past insurance company approval because it was just taking weeks.

    No regrets!

I wanted to write an a reply coming from a family鈥檚 point of you. Last week a tree fell down on my house. Almost injuring and killing me and my six-year-old son. We are in a state with no friends and no family and it was a very scary situation to hear the tree crack and fall on the house which we were in at the time. My insurance company has been working with ALE Solutions, and so far it鈥檚 been a lifesaver! I could not tell you from my landlord鈥檚 point of view, but only from a view of a family that is displaced currently.

So for people like Tony Christian, who think that families are scamming to get insurance payouts. I hope that you will have a more open heart after reading this and realize that there are people who truly do you need help, and are not trying to get anything for free. Be kind and kindness will come to you.

I dealt with ALE Solutions in the spring of 2021. They needed housing for a couple who had been displaced by storm damage to their home.

I screened the tenants myself. Because the lease was short-term, they paid higher rent, paid a one-time fee for the couple's two dogs, and monthly pet rent. Near the end of the term, they requested an extension, which I granted. (This was discussed as a possibility at the beginning.) Then, they requested an early termination (of the extension). I declined the early termination request because I had delayed advertising the property for rent for their convenience. They did not complain about that at all.

It was a good experience for me and I would be pleased to work with them again.

My family had a similar experience with a separate housing agency.  They helped my family (4 kids + dog) find a place that was way better than staying at a hotel for the several months we needed accommodation after the big freeze in Texas last year.  It's part of what got us to pull the trigger on buying our first rental property and furnishing in a way that would work specifically for families that were in our situation.

Anyone have experience with agencies other than ALE or going direct to insurance carriers for this kind of tenant?

Thought I'd share my experience with insurance covered housing (not ALE Solutions directly) to see if this alleviates some of folks' concerns.  When we lost our primary home to the CZU Lightning Complex Wildfire in the Santa Cruz Mountains, CA in Aug 2020, 900 families just like us lost their homes and needed housing asap.  For those that had loss of use or ALE (alternative living expense) insurance, the insurance company was required to pay for your like-kind housing while you rebuild which includes furnishing the rental as well.  At their discretion, they can release some of those funds for you to purchase furniture or they will pay to rent the furniture.  They almost always pay above market rent to make these housing choices happen quickly and to negotiate on the lease terms.  It helps them mitigate the loss by being able to do shorter terms or mo to mo leases incase the rebuild (or in some cases, just clean up efforts or water damage repair etc. doesn't take that long...it gives them options).  Also in our specific situation, the rental housing market just can't support 900 new families all at once, so ALE is competitive in their rental offering to close the case for their clients quickly.  Some families move in with other family members and take a cash out on their ALE insurance (that's what we did).  Hope that helps.

Hi everyone, I worked with ALE Solutions. I was skeptical at first but it was a delight. I really enjoyed it. They pain up front, overnighted monies. They did not have any problems with my terms and conditions.

My extensive history with ALE SOLUTIONS spans from 2006 when I served as a licensed realtor with deep industry knowledge. Over the years, ALE has consistently relied on my expertise, benefiting from my comprehensive understanding of the temporary housing landscape. However, recent developments have raised concerns within the organization.

Notably, some of their staff members have departed due to issues related to the work environment and behind-the-scenes ethics. As someone deeply entrenched in this industry, I understand its nuances, including the complexities of temporary housing.

ALE engaged my services effectively for a significant duration, recognizing the value I brought to their operations. However, a recent change in their commission structure became a point of contention. They requested a substantial portion of my commission or refused to provide me with leads. This information came to light through a longstanding employee within ALE.

It's worth noting that ALE requires all employees to sign a disclosure upon hire. My status as a licensed Broker and holder of a Ph.D. makes the situation all the more concerning. The actions taken by ALE have raised questions about professional courtesy and respect within the industry.

As an experienced realtor, my dedication to ethical and professional standards remains unwavering. These recent developments have prompted me to reevaluate my ongoing collaboration with ALE and seek alternatives that align more closely with my principles and values.

Reviving an old thread here, I just accepted an ALE contract. Mine was for 2 months (optional month to month w/ 30day notice to vacate) at a premium of $800 above market value. They also offered a $500 non-refundable pet deposit. The tenant had fire damage and was in a 6month lease but needed to extend and his current landlord took a 12month lease instead, so i decided to house him for 2 months till his house was repaired (fire damage). So far, ALE has been a treat to work with. They overnighted the funds and have been super responsive. They hired professional movers who move rental furniture for the tenant as his is ruined. The movers were so unprofessional and scratched 2 different walls and 2 different ceilings. I'm waiting to hear back on this, but this was just noticed. The lease is in the tenant's name, but the money is real and comes from ALE. ALE encouraged me to do my own background check and didn't apply any pressure to accept the contract. I did my own background check and even met the tenant when showing the apt. Nothing to complain about yet, but it's only week 2. I'll update everyone if my feelings for ALE change.

Just checking in to see if you have an update on this company. How did everything workout?

You quoted high premiums (?) Double rent, pet fee, pet dep, lawn care. Could that be one reason?

I have been working with ALE for the past 6 months and it has been a dream. My property was listed on Airbnb and they approached me for a 3 month lease for a displaced family. They paid the Airbnb rate and paid all 3 months upfront. They have extended 3 times now. So far so good!
