Hello, I am looking for any good recommendations for a good property management company. I have a property in the 46235 zip code area. if you are or use a great company please let me know. thank you.
I currently have two properties under management with Zuluscape. They were recommended by the turnkey company I used to purchase in Indianapolis. I have had a very different experience than Chris, to the point that I am actively interviewing other management companies in the area. I would recommend that you look elsewhere for management.
My experience has been:
1. They are good on the phone -- when you are lucky enough to get them to pick up.
2. On average, it takes them 7-10 days for them to respond to my voicemails or emails.
3. They fail to follow their own protocols (e.g. notifying the owner in the event of maintenance expense exceeding $400)
4. They are not strong users of appfolio (used for their web portal)
It was only after my turnkey provider contacted the owner, and traveled to Indianapolis to speak with him live, that Zuluscape became more responsive and were able to "suddenly discover" how to attach work orders to my monthly statements. While they appear to have improved since the worst of my experiences, I continue to struggle with them.
To frame my general experience appropriately, I have business relationships with different PMs in multiple other markets. Zuluscape requires more of my time and produces more frustration than any other PM companies I have worked with.
Hi @Chris Cerny, how long have you used Zuluscape to manage your property? Are you satisfied with their service? I am looking into signing up with them for managing a property that I plan to buy shortly. I would greatly appreciate your feedback.
@Karthigan Srinivasan, I have used Zuluscape for two years. I have four properties they manage for me and they do a wonderful job for me. I usually deal with Betty, but have worked with the other ladies in the office too. They are responsive and helpful, and I find their advice to be accurate and beneficial.

Are you affiliated with them? PM is so tough in Indy. Terrible communication from everyone I've dealt with. Considering other markets rather than buying a second rental in Indy. Just to get a decent PM
Can you please share your experience with T&H Realty? How long you have been using them? I am purchasing a house from Turkey company in Indy. Their direct PM is Zuluscape. I don't find they are very responsive to my email. Thanks!
@Ruei-Jiun H. I have been using them for close to a year. So far they have been very efficient in their communication and also in how they address issues. Very responsive too. Customers are assigned a specific contact who they can reach out to regarding anything. They have an online portal which makes things very easy. The portal also has a novel way of communicating with a T&H...sort of like an ongoing chat window log. They rented my property in 6 days which was great. I have had no issue with them so far. Let me know if you have any other questions.
Any other PM companies people would recommend in Indy? And please provide why. I have also looked at T&H and they were very prompt with their initial response.
Always extremely quick to respond, extremely friendly, knowledgeable, and provides great service. I have a couple properties under management with IPM, and I've been very pleased.
Also, I don't have personal experience with @Ryan Mullin at FS Houses (http://fshouses.com/), but I know him personally and he's also a fantastic and stand-up individual; I would not hesitate to bring him business, and you will find nothing but good things said about FS Houses on this site from investors that do work with them.
