What do you think of the forum categories?

I'm asking this as a fellow forum user, not a moderator. About four months ago, someone within BiggerPockets split the Landlording & Rental Properties forum and created multiple subcategories. The image below shows what we currently have:

It seems more difficult to track down previous questions because a particular subject can now fit in one of several categories. Did John Q. ask about application screening in the main forum, the Tenant Screening forum, or the Landlord Problem Solving forum? Some of the problems I'm seeing:

  • There is a forum dedicated to Tenant Screening, but people still ask screening questions in the primary forum. In fact, screening questions can fit in Tenant Screening, Landlord Problem Solving, or Managing Your Property. To make matters even more confusing, the "Ultimate Guide To Tenant Screening" is still a sticky post in the primary forum!
  • What's the difference between Landlord Problem Solving and Managing Your Property? If I find an unauthorized occupant in my rental or the kitchen catches fire or a tenant wants to break their lease early, where do I post my question or search for answers? There are at least three categories that apply to each of these scenarios.
  • There are only 147 posts for Marketing Your Rental and 291 for Tenant Screening after four months. The general forum probably gets that many posts in one month on those same subjects.
  • The same questions are repeated over and over. That's an indication the information is not properly categorized and easily accessible. If we organized the forums based on what users are most often looking for, I think we could dramatically reduce the number of repeat posts.

If we have to break things out into sub-categories, we should be very specific in defining those categories to avoid cross-posting, simplify the user's ability to search past posts, and to help moderators maintain some semblance of order by moving discussions to the correct forums. An example:

  • General Landlording- Anything that doesn't fit into a sub-category
  • Property Management (Should I use a PM or self manage? What does a PM do? Why is my PM charging X? Why do all PMs suck?) This would include a very helpful sticky detailing how to screen a property manager, which is one of the most common requests.
  • Landlord Software and Applications (Which software should I use? How do I accept online payments?) This would include two sticky posts: one could be a simple guide on how to evaluate software, the other for user reviews
  • Tenant Screening (Screening software reviews or recommendations. What am I looking for in a credit report?  Which of these applicants would you choose?). This is an appropriate place to post the Ultimate Guide to Tenant Screening
  • Maintenance (who's responsible for this repair? How do I fix my leaking fridge? Should I add a second bathroom? How do I track maintenance? Where can I find a good handyman?)
  • Finances and Taxes (how to track, budgeting, is this expense tax deductible)

Final thought:

  • I don't like the Renters Discussion. It's the second most-used sub-category and is supposed to be for renters to ask questions about their Landlords. However, it seems the vast majority of discussion is actually from Landlords or Property Managers, not from renters. And why would Biggerpockets create a specific category for Renters when it's supposed to be for investors? That's like creating a forum for contractors. If a renter has a question, can't they ask it within our existing categories?

What do you think? Are the current categories working for you? Is it easier or more difficult with the current setup? Don't care?

If you have any feedback, please share it here!

My $0.02:

There should be like 10 categories. Max.

And hashtags would be great.

Major dislike!  But it is what it is.  I don’t come here as often as I used to years ago.  It’s overkill.

I think the categories are there for website ranking. Why they have 4-5 subforms for Denver is beyond me.

I've said and thought this a few times: why does BP continue to use an in house forum when they could get an off the shelf solution that is proven to work??? The new site is a pain to navigate and post in and is somehow worse than the old site. I find myself on here less and less.

Furthermore, the search feature is and has always been horrible. I have to go out to google to use it to search this site... I debate keeping my pro account each year, but since I'm a legacy, I'll hold on. I can't imagine people paying the current pro and especially the premium price.

I actually get a blink of anxiety when I got to do a forum post. I've never ever seen a less intuitive interface. Perhaps a simple drop down, or a visible list that you click on. In other words, the FIRST thing you do is navigate to the forum you want to post in, then click "add post" vs. having the "create post" button front and center. The best way to set it up has already been invented, I'd say just mimic that. (i.e. look at early-retirement.org or similar)

Looks like the consensus is in and I agree. I do not like the sub forums breaking apart the landlording forum/etc. We already have a vast number of posts being posted in the wrong forums and with the size of BP, it has only become worse. This adds to that problem and as most others stated, most site visitors stick to their preferred 2-5 topics of interest anyways.

As for the search function, that has been an issue of mine and the rest of the membership for years. If I search for members in Los Angeles, I get search results from members all over the state! Try to find a thread you posted in from a year or two ago and without remembering the exact thread title, good luck finding it.

Saying all that, BP remains the best for what it is of course hence my almost 13 years on this site.

Very non-user friendly. I'm trying to find a partner, made a post about it early. It was taken down and I was told I had to post in the marketplace? It's not for sale and it feels deceitful of me to pretend like it is or to market it for how much I need to raise. Now I have no idea how to do what I need to do, the moderator wasn't particularly helpful. Frustrating. And I can't find a forum that discusses partnering on deals. The how-tos are out there, but I can't find the offering section.

Looking for partners in the forums is against forum rules.  You can only post that in the marketplace. Marketplace is a little more free for all to post anything you want.

@Russell Brazil yes thank you, I figured it out the 1st time I was told. That doesn't make the forum any more user friendly.

My understanding is that it's best not to create too many forums, but oh well.

@Russell Brazil and others,  the marketplace is a complete disaster.  How can a (computer speak) a flat forum, no sub forums be useful.  Its useless and a disaster!!!!  Its a seathing white hot madening resource (market place)!!!!  I can't say enough bad things!   Market place needs the biggest redesign, the forums just a redesign.

AND no I do NOT agree with the BP limitations of;  no referals / tips, phone numbders etc, URLS in regular forums.   I post less, I get so mad when I do try to help folks because I can't name names, URLS, or phone numbers without my posts being deleted.  So much value is cut off.

This topic is so ripe!  I've considered just deleting my membership because I get so mad at trying to be an honest helper and getting my posts deleted.  I never post questions, just answers and still I feel I need to tip toe re giving a contractor referral  by name and number.  Stupid!

Howdy! I am new here so take this with a grain of salt... If it is possible, I think that there should be a single forum (no sub categories) with the ability to add labels. Restricting labels per forum would be a nice to have. Then, allowing users to search based on labels would be much cleaner.

Also, I agree in regards to the renters. This is a site for investors, not renters. I'd rather that not be here.

Would much reply a traditional forum format, this is annoying.

It’s difficult to navigate. I liked the old BP where it was easier to navigate on the specific topic you were looking for.

The more I look at it, the more I hate it. If I'm browsing, I don't want to have to keep clicking "See More" just to see like 5 more forums. I want to see all the forums, or at least a large portion of them, listed on one page. Or at least have all the top level categories on one page and then for each category have all the subcategories on one page.

Curt, for most links, rather than listing a whole link you can give the name of the webpage (e.g. just say "Zillow") and other identifying information and people can look it up themselves.
