Hey BP!

How do you guys handle applications for your rental for couples? Do you make both of them fill out an application? I know both have to be on the lease, but the 3 reports I request cost $55 to run so I'm just feeling that $110 application may be too steep and push some good qualifying tenants away. I have a couple coming today that seems very legit but will of course verify with screening before signing a lease.

@Brandon Allenczy you don't think other property managers the the couple applies for will run background checks on both. I run checks on anyone over 18.If $110 is too much how are they going to pay first months rent and security deposit. If they break up you will know if one of them can afford to stay in the place.

    @Brandon Allenczy do not worry about their costs. Worry about protecting your investment. I have been burned by people many times over the years so I get apps on ALL who reside and be on the lease. Further, I let them know they are EACH fully responsible for the rent amount equally. In the end, people will do what they will do, but if you set the expectations and manage it up front, you will save yourself some mental heartache. Just my 2 cents

    @Sharon Powell oh, have you noticed that smartmove never turns down, and the financial insights are always positive? People can put down whatever Income they want but you have to verify on your own. Curious how you deal with that as smartmove seems overly positive in my opinion

    I know a landlord that charges $100 fee per adult to do the background check. He says it weeds out tire kickers and sketchy people.

     Not all the time but Yes for most of the time.
