    Hi Kiran,

    Glad you guys are having fun.............. : )

    I focus more on commercial retail properties these days as the larger MF has been frothy for awhile. I am not against MF it is just not penciling right now for the type of properties I like at cap rates I want to see.

    My schedule is covered up with deals in process and meetings so currently no time to travel.  

    The recent talk for MF has been in future years there is a slight correction coming. Currently A markets are now being overbuilt for high class large properties 200,300,400, units etc. So there is some slowing down of rental increases in that pace as supply begins to outpace demand. The good thing about that demographic is that the average income for a tenant can be sometimes 70,000 or 80,000 or more a year so even with higher rents they might be at 15% of annual income. So more rising in rents could be paid easily but the oversupply will restrain rent growth due to saturation levels.

    On the flip side the lower income rentals there is an under served demand that is built up. So while that segment is not overbuilt they have other limitations in place being that with low incomes the rents are rising to a level already taking up a very large amount of income earned. This is going to cause a push back on rents with a ceiling being achieved from slow income earned offsetting annual inflation. These types of tenants tend to not get the same bumps in income earned each year that the affluent base does. The income is more sporadic also working sometimes 2 to 3 jobs to get by.

    I see rents flattening in a few years and vacancy rising to 10% versus the 4 percent rent growth sellers are selling now with 3% vacancy numbers. Those numbers are just not sustainable over the long term. If these properties are being held for short term and sold off then you put the market correction risk onto the back end purchaser. So for some it is great to be in the development game right now. Just have to time the cycle so you are not overexposed with too many projects when the bottom falls out. That is why I like shorter time turn around projects even if yield is less.

    The longer you have to wait to see your yield the more market dynamics can change.

    Thanks @Joel Owens for the market input, this is a value add for us and long term hold with cash flow in mind so not thinking anything more than that for now.

    Hey @Kiran K and @Azeez K. I will be there. Quick question for you: are there going to be things the whole time or can I come for maybe an hour or two? Don't want to be rude but I may have to head over to another property I have over in the area around 11-ish.
