I'm looking to buy a home to airbnb an efficiency/in-law suite but was advised that Dade county is too restrictive and difficult vs Broward county. Can anyone shine some light on why that might be? I know that in Miami you have to be careful of the neighborhoods where it's not allowed and you have to get the permit to do it plus yearly inspections, but is there anything else I'm missing here that makes it impossibly complicated? I can't seem to find any info on comparing the two counties and restrictions. Thanks!

Hey Polina! Great to meet another investor, per my discussions it seems as though it is restricted but not regulated/enforced. Meaning that airbnb is technically "illegal" in Miami-Dade county but action will be taken by the county unless they're notified of the problem (eg neighbors complain, etc). @Sebastian Giraldo is a real estate broker I recently met that has been incredibly helpful and specializes in STR in the Miami area - would speak to him!

But Miami-Dade has an official way to apply for a license to do STR...that's what is confusing me. There's clearly a path to do it legally
Technically, there is 2 ways to see at it. There is unincorporated Miami-Dade county and several incorporated cities including city of Miami, which has its own rules. Majority have its own formal Vacation Rental - STR application process. Except Doral, Aventura, Coral gables they are strict and do not allow it. When it comes to the City of Miami there is thousands of airbnb listings it is quite ambiguous since there is no formal application and it is allowed by warrant or right with certain zoning. Here is a few zoning descriptions taken from the city MIami 21 ordinance with a few exceptions: T4-R: authorized by a warrant T4-L / T4-O / T5-L / T5-O / T6-L / T6-O / CI-HD / D1 allowed right T5-R / T6-R: permitted by exception Applicants can "apply for a warrant" by doing a search in the city of Miami website and follow the city permit application process.
