Takeaways from STR Wealth Conference in Nashville this past Week

There was a great conference this past week STR Wealth Conference in Nashville, over a 1000 attendees and some great speakers in the STR industry. A lot of insightful conversations and speakers and despite the rough market (rising rates, dampening economy, etc.) tons of energy and excitement.

Sharing some takeaways and curious to hear if anyone else on BP attended and had other takeaways or agree/disagree etc.

-Data Data Data - one thing I consistently hear everywhere relating to Short Term Rentals is the number one separator of success and failure is embracing the data available for the industry, particularly a pricing tool.  This theme continued here where you constantly heard how when people first started out, their biggest mistake was manually pricing deals (instead of using software) and that led to them consistently leaving money on the table.  Consistent theme is their properties and investing experience took off once they made the switch.  Also as "hot" markets become overheated, how important it was to examine the data to uncover the next "hidden gem" markets

-Platform Risk - A lot of talk about setting up booking direct and how to market that to reduce your exposure to AirBNB and to a lesser extent VRBO. A lot of STR owners are taking a lot of risk, especially with the bigger changes AirBNB can announce, like the recent "categories" that changed the game for some people. As owner, no real control over this, so having at least direct marketing/booking knowledge is key

-Financing - the 2nd Home policy changes announced by Fannie/Freddie April 1 really hurt the 10% down 2nd home loan as an option for AirBNBs. There was a good presentation on the pros and cons for different financing types, but one emphasis is that DSCR loans that have the greatest flexibility in qualifying and the least hurdles to get deals done in the near term.

-Also interesting presentations on tax strategies, interior design and furniture strategies (and how big an impact those seemingly minor choices can have on pictures and success) as well

Any other attendees here, other takeaways?

@Robin Simon Can you electorate more regarding the interior design and furniture strategies? Due to scheduling conflicts, I was unable to attend.

Meh. I certainly don't agree with using a pricing tool vs The Enemy Method if that is what you mean. If you mean using a tool to modify pricing daily or hourly depending on whatever, I hate that stuff. I have a flat rate and leave it there. I am sure I am losing some money, but not enough for me to move to it.

As far as booking direct, I am sure there are ways, but seeing as I have a deep understanding of driving traffic to sites and the work involved, that is a long term goal that often won't yield the results for the work involved.

    I wasn't there. :)

I'm curious - if you know that you're leaving money on the table by setting a flat rate instead of using a dynamic pricing tool, why not do it? You can just set it and forget it so it's just as easy as setting a flat rate.

The enemy method is good and fine, but it's not going to help you regularly adjust pricing to maximize revenue (adjustments for current demand, how many other listings are available, events in the area, etc).

Hey @Kevin Luttrell, because I hate it. I hate it when I try and book a place only to have the rate change on me from $145 to $425 a night. Hate it, Hate it, Hate it.

I won't do it to others. I am not so greedy as to put the screws to the average family just to make a couple extra bucks.

I know that it is unpopular and people DM me regularly when I post things like this. Tell me I am stupid and a fool for not doing it. That I am posting an opinion that might not maximize profits is wrong in some peoples heads and that I shouldn't do it. It gets on my last nerve.

I have figured this out before and I would most likely make about $800 more a year give or take. I suppose if I was in the Pigeon Forge region where everyone does this and it is expected then I might do it. Where I am at, I try and keep things level so when a family that works all year wants a nice getaway for a week, they don't have to wonder if the price listed is going to change once they input their dates or wait a week to decide only to have it go up 20%.

I don't begrudge people maximizing their profit. You do you. I just won't do it on the backs of my guests.

I think too early for solid takeaways but just in general to be less dependent on airbnb with direct booking options/know how

I honestly didnt get great notes on this topic but big was to have at least Five  really good pictures (not just one) and to be in style in your market (ie design in TN is different than design in Fl etx)

I understand that this is a potential solution. What I'm wondering is if the new "categories" feature is actively driving people away from more traditional listings. I don't think too many families log in to AirBNB looking for a beach house or ski condo and end up booking a treehouse shaped like a giant caterpillar, although for some segment of the market I guess that could work.

@Michael Baum I couldn’t agree more. That’s exactly how I handle my short term rentals. See where the market generally is, go with rates that are reasonable so families can afford them but I still make decent money, and not worry about all the problems people keep them complaining about when some pricing tool doesn’t integrate properly. I don’t go with a flat rate but I know generally where I wanna be different times of the year and tweak accordingly. I have enough problems with my PMS and booking platforms to where I don’t want to add one more software program I might have issues with.

I think of what you are doing as almost a differentiation in your market. You might have lots of people book solely with you for that very reason.

To each there own on the dynamic pricing strategy. The majority of those in attendance used some dynamic pricing tool (mostly Pricelabs). Pricelabs is $20/month. My time is worth more than that. Why do it yourself when someone else can do a better job and for less money. That is another key take away from the conference "know your worth".  Also the Enemy Method should be used more of an adjunct to AirDNA, Rabbu, etc. I think using it as a daily pricing strategy is a waste of time.

As for direct booking check out Mark Simpson with Boostly. He has tons of strategies outlined in his book The Direct Book Playbook. Check it out.

They had a panel from Wayfair Professional, Krysten Sjogren, and Brea Faeth talking about the design of their STRs. Basically the theme be different, be bold, use color, quality goods, stay on budget.

I don't change the prices daily. Flat rate, all day every day. I adjust the price yearly as needed based on expenses and use the Enemy method to check prices of my competition.

    Reading is fundamental.

     Reading is fundamental LOL.

That is frustrating when you see a price, then in the time it takes you to push all the buttons to finalize a booking suddenly the price went up.  Kudos to you.

I find it hilarious people made personal attacks against you, even by direct message regarding how you manage your own property they're not invested in.

They are doing a much smaller one in Miami Beach in September (limited to 100) that I think is filling up fast so if you are interested, I would hop on that asap
