STR PMS: Hostfully vs Hospitable?

We currently have 50 listings and we are looking for a PMS. Channel/Calendar management is the most important feature for us because if that didn't work... then there was no point in getting a PMS in the first place. Other important features were ease of use and messaging. 

We have 4 virtual assistants and we will keep hiring more so we want a "simple" and easy solution.

We tried OwnerRez, but it was just too difficult for us to use and pick up fast.

We tried Hospitable, which was easy to use and the VA's had positive feedback. There wasn't a lot of features compared to OwnerRez. There was less integrations. I hear that some people had trouble with Hospitable and VRBO.

We haven't tried Hostfully yet because there was no free trial. Does anyone have any feedback for Hostfully?

    Hospitable is likely your best bet. You can also check out Guesty. I used them when I scaled from 50-200 units. I am now in the process of switching to Track, which is more of an enterprise solution. Happy to run through the pros and cons of Guesty with you

    Totally avoid Hostfully ! Highly unprofessional and unnecessary expensive !  They will try to coerce you into onboarding with a hefty subscription - throw some penny discounts & take 45 days to onboard. The moment you try to cancel they would take half of that amount as retaining fee

    A company dealing with such ethics are not to be done business with

    My VA just switched us from Lodgify to Hospitable and I.Could.Not.Be.Happier. Avoid Lodgify at all costs.

    "Guesty" is incredible. Has the live calendar that sync's to all OTA platforms. does pricing, blocking which will post to all. The property management company I work closely with has over 200 STR properties under management and it has worked amazingly for us thus far.

    Just an update, we ended up going with Hostfully. I like it a lot better than Hospitable because of the integrations and the extra features for the same price. 

    We did hear of Track and Streamline for the bigger companies that were over 100 - 200 units.

    @Tommy Rollow lodgify ‘s customer service was not great. I really disliked their interface and the colors. For as much time as I am on there, I couldn’t stand that read I have to say. I really like looking at Hospitable more. It’s also just a nicer platform. I’m not really sure how to put it into words.

    I'd suggest Hostaway! I personally use Hostaway and honestly, love it. It integrates with major OTAs, 
    a preferred partner of Airbnb, a Premier partner of Booking, an elite partner of Vrbo and also support Expedia, Marriott and google travel. More importantly, the user interface is easy to use and the support is extremely helpful and great. Also, it is highly customizable according to your needs and with Hostaway, it actually help me grow my business, saving time and costs.

    I went to the STR Summit in Orlando hosted by the Real Estate Robinsons. We heard a lot of great things about Hospitable. I notice BP Pro members have access to RentRedi. Does anyone have experience working with them?

    I’m inclined to go with Hospitable given the info in this thread and all the positive things I heard last weekend. However, if RentRedi is covered with my BP Pro membership, that could save us on over head fees.

    RentRedi is for LTRs, not STRs. The feature set is very different.

    I was using Hospitable but found out their direct bookings feature was still in beta (still working on a payment gateway integration). However, after switching to Lodgify for just a couple days, I am going back. Lodgify isn't terrible, but the user experience is generally a bit clunkier, and Hospitable has a lot of great features I took for granted and was expecting other any other PMS to have. In addition to channel management:

    - Direct integration with Schlage to automatically create/expire codes for each guest
    - More refined/advanced templating for check-in/check-out instructions
    - Overall a very clear/clean and intuitive user experience
    - AI-driven automated replies to common questions (ex: guest mentions "how do I turn on the projector?")

    There's a lot I haven't explored as I'm just diving in, but I've been impressed by what I've seen so far and know this is going to save me a ton of time keeping on top of everything and managing turnover.

    So I'm willing to wait a little while for the direct booking feature to be completed :)

    I used both Guesty (Pro) and Hospitable. Guesty is simply just too expensive. And you also need to be super careful about their 1-yr contract if switching to different a pay model (We are dealing with them for $27000 early cancellation penalty now) Although they have many functions such as generating one listing from Guesty and pushing them to all different platforms, we realize that pushing to multiple platforms is not necessarily generating more income. You may also have squatters sneak into your house from those platforms that don't screen guests well. Hospitable is the first PM software we used and we still love it today: it is intuitive to use. It currently does not integrate with any payment processing software such as Stripe, which can be a little inconvenient to charge guests from direct bookings. Also, their direct booking website looks too amateur too.  However, it is MUCH more affordable than Guesty. We decided to switch to Hospitable and use the saved money to hire additional VAs, which we can do a whole lot more with.

    We've used Hospitable, OwnerRez and Your Portal (now Guesty). We've since changed over to IGMS which is almost identical to Guesty but lower costs. IGMS has live chat which is helpful.

    Annette, what's the good things iGMS has comparing to Hospitable and OwnerRez? I'm also in the middle of picking a PMS for my 7 STR properties.

    I like that's its easy to use. Also, I can adjust my calendar and pricing, arrange cleaning, teams and task. I can reply to messages, and it automatically tells me when someone books one of our units. Plus it has a nice and easy direct booking website that integrates with Stripe and allows me to chat with guests. We have android phones and the mobile app works fine. The support is good also. They have forums, help library (portal), 24/7 live chat, email and help desk.

    OwnerRez and Guesty had more things than what we were needing to actually use, so why pay extra for it? Also, as our business grows, we know that IGMS can handle it. IGMS users range from freelancers and small business to large enterprises.

    I love Hospitable, but looking at Lodgify for their direct booking capability and customizable website templates.

    Does anyone use Stripe for online direct bookings?  I currently have authorize.net but the merchant is holding 10% of my payout funds in "reserve" for 90 day periods.  Is anyone experiencing this with Stripe?   Or do they payout 100% of funds relatively quickly.  I may need to switch.  Appreciate any advice.

    We use Hostaway. It allows integration with a lot of other softwares to be able to manage everything in one place. Plus, as far as I have found it's the only PMS that will work for MTRs in addition to STRs with automated lease e-sign option as part of the booking / automation process. It has an integrated direct booking website option too. Their onboarding is very good and they assign a dedicated person to work with you weekly on getting everything set up. We tried a few and this is where we landed as the best option for us.

    Hospitable you own these properties and Guesty if you are Co-Hosting. Hospitable also offers AI technology within their messaging rules

    This! Touchstay is also nice for guidebooks/manuals.
