STR starting out in Cranberry/Wexford/Pittsburgh area

I am currently considering purchasing a property to list a a short term rental near Pittsburgh in the cranberry/Wexford area.
Currently I believe it could be a great market for STR. What have your experiences been? How much slower are the winter months compare to summer? Any regulations in the area? Roadblocks you've run into?
