How is Columbus GA market?

Hey Investors!

I'd love to pick your brains about investing in the Columbus, Georgia area. We're thinking about starting our out-of-state investment journey from there. The market seems affordable and AirDNA number look good on for short-term rental. I would like to hear feedback/input from experts regarding any potential red flags.

Could you share your insights on both short-term and long-term rental investments in Columbus? Your experiences and feedback would be invaluable to us!

I'm active all over GA and Columbus is one of my favorite markets here. Vibrant downtown area, prices are great, long term rents are solid, STR ordinance is pretty straightforward too. That said, you'd definitely want to do your homework on areas/ streets.

I’m in Atlanta. Columbus has some strong dynamics…cheap prices, 3 F500 companies, military, hospital, kayaking enthusiasts, Kia car plant.

It has as many bad parts as good, so do your research, but I do believe if it is just about the investment, there’s some money to be made there

I don't have any experience there, but based on the metrics, it seems like an extremely solid place to investigate. Amazing long term metrics with lower median home prices as well.

The Median Home price is $183k, and the appreciation rate in the area is over 6%+. Year over year rent growth is over 6% as well. AirDNA has amazing numbers for it (which you should take with a grain of salt but is valuable). Annual revenue is up 17% with 60% occupancy rate.

Do people vacation there?  I remember the rental market for long term is strong with a lot of soldiers in and out.

I just left the Columbus, Georgia market about three months ago after living there for 12 years. I sold real estate there the last few years. There are some incredible investment opportunities all throughout Columbus for both short and long-term rentals. We still have a long-term rental there, and we were able to run a very successful short term rental until we sold it this year. If you want to jump on a call, and talk about the city as a whole let me know!
