NJ - Crystal Springs Wilderness Lodges - Looking for feedback

Has anyone here invested in a cabin at the Crystal Springs Wilderness Lodges in Cream Ridge, New Jersey? I'm looking for any feedback on it as an investor, not sure where to even start to figure out financials or rental/vacancy rates.

Before you start spending money, just look up one of the other units on VRBO or Air and see what their numbers look like....

    I would see if you can contact a local property manager in the area who might have similar units they'd be willing to share financials on!

    You can also get a premium subscription to AirDNA. Do not rely on just the algorithmic average you get with free version. This will allow you to see a T12 on comps in the area. I would then recommend looking at current pricing and bookings on Airbnb/VRBO.

    Hi @Olga K. there are a lot of investors in that market doing what you are looking to do.  I am not saying stop digging/researching but from the research I've done there are more favorable ways of investing in North Jersey that will provide more consistency with lower vacancy.

Make sure there are no local rules or regulations that could limit short-term rentals. It’s also a good idea to talk to other investors who own cabins in the area to get their feedback. This will give you a better sense of what to expect and help you make an informed decision.

    Hey @Olga K., so there isn't much available in the resort for sale.

    Even worse is that there are almost no rentals listed on AirBNB and VRBO in that community.

    So it seems like either they don't list on the major OTAs and only use their own booking site or they just don't allow it.

    So, you have to call them up. I couldn't get any info from the site. You have to fill out a form and wait for a response on booking a cabin or condo or whatever they have.

    One thing going for it is the purchase price. 70k for a 1/1 "cabin" site. They aren't really cabins but park models but with the amenities it doesn't seem like a terrible deal. HOA was $185 on one place I looked at. There are only 3 for sale right now.

    It's very hard to find any information on this lodge online. Their social media is inactive and there aren't any Facebook groups where cabin owners share their experience. Have you decided to invest in one? I'm considering it but feel a bit uneasy with all the negative reviews online from guests
