STR Demand in BCS for Thanksgiving (Non-Gameday Year)?

Hi everyone!

My wife and I host a short-term rental in Bryan-College Station and are currently trying to gauge demand for the Thanksgiving holiday on a non-gameday year. While we just got started, we didn't get any bookings/inquiries over the 4th of July weekend, which makes us wonder if holidays without major events don't attract much traffic in BCS. That got us thinking—how different is Thanksgiving in terms of STR demand in BCS (on a non-gameday year)? For those of you hosting in BCS:

 -  Have you seen Thanksgiving bookings in past non-gameday years (maybe 2 or 4 years ago)? Is it common for families to book STRs over Thanksgiving in BCS, even without a game?

 -  Any pricing strategy tips for that weekend? PriceLabs is showing prices similar to a gameday weekend, but I wonder if the high demand from the Texas game last year is skewing their data.

We’d love to hear what others have seen in this market (or similar markets - we are open to other perspectives!). Thanks in advance!

@Collin Hays - Thanks for your reply and for weighing in! That's good to know there can still be demand on off-weekends in a college towns. We've seen that so far, but we'll see how much you can get on those off-weekends. TBD! :)
