Direct Booking Rental Agreement Template? (Outside Airbnb/VRBO)

Hey everyone, I recently started taking some direct bookings for my shore rental outside of Airbnb/VRBO to avoid platform fees for repeat guests and referrals.

I’m looking to put together a solid but simple rental agreement/contract for guests booking direct. Mainly looking for things like:

• payment terms
• cancellation policy
• security deposit wording
• damage liability
• occupancy rules
• pet clauses
• check-in/check-out language
• chargeback protection ideas
• anything else you include that’s important

Does anyone have a template they’d be willing to share (blanked out is totally fine), or recommendations on clauses you think are must-haves?

Property is in New Jersey if that matters. Trying to protect myself without making the agreement feel overly intimidating to guests.

Adding to @Mike Grudzien's thoughts - this is a state specific agreement, you will need one for NJ.  You can see if anyone here is in NJ, check local host groups on FB to reach more Jersey hosts, or hire an attorney to do one for you.  Its likely templated and should not cost that much, worth it for peace of mind IMO
