Does anyone have a coffee station in or near the primary?

I am currently working on my renovation of my mountain cabin. While I wait, I am reading and listening to as much as I can to learn before I start the actual management. Bill Faeth says he puts a coffee station in or near the primary and is a regularly mentioned amenity in his reviews. I have had a coffee station in my office(that is connected to my primary) in my personal home for 20+ years, so it is absolutely a treat I enjoy. But it is my personal house, so I am good about keeping it wiped down daily and such.
In my current Reno, I have a small landing area upstairs between 2 king bedrooms. Each bedroom has a full en-suite bathroom, so are both comfortable as a primary. I can put a bit of storage along with a coffee station in the landing area between the rooms, OR I can make the closet in one of the bedrooms a walk-in and have no coffee station. There is plumbing existing in the side wall, so I could even do a small bar skink or water filler station if I go with a coffee station. My neighborhood is about 40% STR and the remainder is retirement or part-time residents, so re-sale(if I ever sell) buyer is variable.

All of our coffee stuff is in the kitchen so everyone can access it.

I think the coffee station is a much better use of the space than a walk-in closet. For STRs, closets are barely used. If you could fit a microwave and minifridge, as well, that would be even better. As someone who has difficulty with stairs, I love it when I don't have to go down every time I want a snack or drink. I've done separate coffee stations several times, especially with homes where I expect a lot of guests. Any way you can keep the extra bodies out of the kitchen is helpful.

What's the flooring where the coffee station will be?  From your diagram, the gray looks like carpet? If so, I would be concerned about stains.  Just my two cents - I follow Bill Faeth too, but I'm not putting in a coffee bar.  Too much more work and expense in cleaning and restocking all those items, and no one picks a place because it has a coffee bar by the bedroom.  It has ongoing costs and it won't raise ADR.  One of the things Bill is big on is not doing permanent things that will make the house harder to sell as owner-occupied in the future. So I would put in the walk-in closet rather than having a sink there.

If you are in Oregon, I'd put in a weed station...   :-)

I think just having coffee on site is good enough...

I usually just have one in the kitchen, or dining room area somewhere.....

I think that more than that is at best unnecessary and at worst a big PITA...

The shared landing is the part I like. Both rooms can use it without anybody wandering into someone else's bedroom. I'd try a small cabinet setup first and see how much use it gets before giving up the closet.
