July's been brutal for STR rules, is your city on this list ?
The last two weeks have been genuinely wild for short-term rental regulation. Not one or two markets, a whole wave of cities tightening at once. A few that actually happened in the last couple weeks:
Ventura, CA just finalized new rules: permit fees jumped from $204 to $1,526, a citywide cap of 355 permits, max 2 per owner, and you have to renew by Aug 31 or lose it entirely.
Salt Lake City, UT - new ordinance took effect July 1, separate business license per unit, two-night minimum, and a 200-night annual cap.
Scottsdale, AZ ramped up enforcement hard, 56 charges issued after nuisance calls, part of a real crackdown on repeat violators.
Starkville, MS just pulled all STRs under a 2% hotel tax starting Aug 20.
Memphis, Nevada City, Franklin Township NJ, Charleston - all mid-process on tougher rules right now.
The thing that stands out to me: almost none of these get announced in a way a normal host would ever see. They show up on a council agenda, get voted through, and you find out months later when a renewal notice looks different or a fine shows up. The gap between "rule changed" and "host found out" is where people get burned.
That gap is honestly what pushed me to start tracking this stuff obsessively across markets (and eventually build a tool around it), because the revenue side gets all the attention while the thing that can actually kill your operation moves quietly in the background.
Curious for the people here: how are you staying on top of changes in your market ? Do you actually watch your city's council agendas, or is it more that you find out when something bites ? And is your city one of the ones that moved this month ?

l always buy in areas where they like STR's due to being tourist or vacation destinations.
So, I haven't had any of these issues.
