What STR revenue estimation tool (s) does everyone prefer?

We used AirDNA for our first STR analysis and found that AirDNA data tends to be way higher.

We ended up using a PM who manages many properties in the area and used his numbers as a reference.

Now that we are looking in a new area, we plan to manage the house ourselves. Our agent provides a revenue estimate, but we also want to look up the comps ourselves.

    Enemy method. Just scan AirBNB and VRBO for properties near the one you have/want and compare.

    Check nightly rate, amenities and calendar. Should get you pretty close to a real number.

    Ask the agent which actual listings went into that estimate. Same bedroom count doesn't mean same guest experience. A dated house and a renovated place with a pool are very different competitors. I'd also want the estimate broken out by month so you can see what they're assuming for the slow season. The annual number hides a lot.

    I like AirDNA but you have to have the premium version. The autogenerated estimate tends to be junk, what you need to do is have the ability to look at the comps that make up their estimate. Is the subject property nicer than the average comp? The estimate would be low. Is the opposite true? AirDNA will be high.
