Does anyone know of a city that attracts tourist and visitors in all 4 seasons. I'm looking to invest in an airbnb property. Currently have 3 in AZ but the summers are low season and bookings drop off significantly.

Lake Tahoe.
Skiing and the like during the winter, water skiing during the summer.
Great place for a 90% LTV "Second Home."
All you have to do for it to be a legit "Second Home" and not an investment property is PROMISE to go there for skiing or water skiing once a year. Think you can handle that horrid burden?
@Brian Cremer we fell into it by necessity. My son was a cancer patient and we needed to spend several months in Rochester. Furnished rentals for our family of 5 were few and far between. It was much cheaper to pay 2 mtg than to pay for a furnished rental or long term hotel. We bought a house that worked for us at the time and when my son achieved remission, we moved back to the cities and started renting the house to other families with the same need. Its been 2.5 years. Now that we have this one established and are past the learning curve, we are looking at buying 1-2 more in the next two years. Unfortunately, inventory is very low down there at the moment so it will be challenging finding an appropriate property.
