Anyone use "Evolve Vacation Rental" for short term rentals?

I'm finding that it's taking a bit more work than I'd like to manage my vacation rental.

So the folks at evolvevacationrental.com hit me up the other day, via a cold call.  I looked into them - and they seem almost too good to be true.

Anyone have experience with them?

@Brandon Turner I use them for my rental in Lake Tahoe for the last few years now.  They are for a specific type of hybrid investor/manager however based on their business model, which just happens to coincide with how I like to run my VR.  I have written a lot about them on here and thru direct connections thru here and via other communication channels (careful choice of words there hopefully).  :)

I'm happy to discuss with you directly my experiences and insights with them if you ever wanted to.  They have grown rapidly lately so I have noticed some slight customer service collateral damage as they expand but I will say this, they have NEVER messed up my bookings, my calendar and my payments to my account.  There have been a few minor pains in between those key aspects but certainly nothing that has made me question the value of what I'm paying for.   They have always followed up quickly when I raise the red flag on any critical issues I'm having with them, which is very rare to be honest.

Hope that helps!

Cheers!

We're almost through our 90 days and will be leaving Evolve.  Their customer service is terrible the majority of the time.  They change your minimum stays from 2 nights to 3 without telling you and we don't even want the 2 night minimum they require.  The number of reviews you get decreases.  Our bookings decreased instead of increasing.  I could go on.  Others might have had a better experience but we have not.

I cannot tell you how many people have the same complaints as you! Due to the raise in small boutique STR companies they are losing many customers that are switching companies.

Yes, I have used them 2x now-- I self manage, but I will say that I LOVED them. They did their job- the booked my place, I had to negotiate with them the lowest nightly rate I was willing to go. They wanted to go lower than i did. Bc they are concerned with more bookings vs quality bookings. I did have a couple "larger/party" bookings with them and had to deal with that- so they don't qualify bookings as much as I do. But if you want lots of bookings and to fill your calendar- they did a great job with that.
