For all you Airbnb investors/managers....

What is industry standard for Airbnb management fees? Would love to hear from you as a host, or you as an investor paying someone to manage/paying yourself to manage?

I own a management company, and we charge 20% - 25%. We make more money for our clients than we charge them. Meaning most our clients saw an overall 25% + spike in revenue after we started to manage their unit. That is why we are busier than we can handle. last year we were managing 6 units, now we are managing 34 units. When a professional is running the pricing, the schedule, and the guest services, you would be shocked to see how much 1 unit can actually make. All of the part time, or one-off STR owners just don't have the same experience to achieve actually optimized STR results. I have hosted 1500 check-ins on my Airbnb account in the last 3 years, and have learned a lot. I can't wait to see what I can learn on the next 1500 check-ins!

    I own a PM and we generally charge 25 percent.  That's a lot less than self-managers are paying, almost always.  :O

    Since you manage multiple properties: What is the best way to set up multiple listings as a co-host - do you list on your own personal profile? Do i create a business profile for hosting on airbnb instead of my personal one? Do you ask the homeowner to add you as co-host? Do you make the homeowner a co-host and you (the manager) are the primary host? (then payout the profits to the homeowner end of month, minus any management fees or co-hosting fees?)

    If you have mid term rentals strictly for nurses, etc. who typically stay 3 months at a time, how do you gauge how to pay a property manager? I'm thinking about scaling and acquiring multiple locations so I know I will need a team soon. My apprehension is that after the initial furnishing, app process, move in, there isn't much to do. The 1st of each month there is bill paying or if the tenant has a work order, but how do you decide what to pay them for that low effort work each month?
