Looking for opportunity to do basic work to gain experience
Hello everyone!
I'm finally at a point where I can get serious about real estate. I just finished up my PhD, paid off my credit cards, and moved to Columbus a few months ago. While I save up to buy property, I'm looking to do 'grunt' work for experienced realtors, to gain hands-on experience that will help me make good decisions when I can pull the trigger on a purchase. A bit about me, I currently work for OSU in the Venture Development department, specializing in spinning out startup companies from university tech. I also ran an entrepreneur non-profit and founded a biotech company that just completed its first raise, so I have familiarity with grinding and investor deals. I also interned with a VC firm.
I strongly believe in Columbus as a hot market, due to the influx of large manufacturing corps, the expected population increase, the advantageous position for climate change, and the major transition from commercial properties into residential. I have interest in multifamily, small commercial properties, and private residential, but not enough knowledge to know specifically what to pursue.
I'm a quick learn, a diligent worker, and I'm pretty much always in a good mood. I've also listened to dozens of BiggerPockets episodes, attended some seminars, and am halfway through Multifamily Millionaire. If anyone is looking for a boots-on-the-ground (or fingers-on-the-mouse) help, I would be excited to pick up any knowledge and practice I can.
Thanks!
-Alec

Welcome to the community @Alec Santiago and congrats on the PhD! Are you interested in doing any VA work? Are you seeking your real estate license or just wanting to work under an investor friendly real estate agent?

Hey Michelle! Thank you, and I'll have to check out your podcast! In the age of Zoom, I'm not sure if you mean Virtual Assistant or Veterans Affairs haha. Either way, I'm open to whatever I can learn! Down the line I'll definitely get my license, but for now I'm mostly looking for exposure and knowledge.

I should mention that I'm open to being able to help out both realtors and investors! I figured that realtors might have higher transaction flow, which would speed up learning. But I would eventually like to be an investor myself. Thanks!

I moved here from CT in 2012 and started purchasing small multifamily in Columbus, Ohio 5 years ago. The cost of entry is low while the cash flow is high. Columbus is the only Ohio market that has seen rapid growth in jobs and population.

Yeah, I'm very excited. Things like the new Carmentown innovation district and the commercial-to-residential conversions happening downtown are going to attract a lot of high income people to select areas and bring up a lot of population, job, and RE value numbers. Cincinnati is #2 in the nation for those conversions, and Columbus is not going to sit idly by and miss out on the action!

Hey Alex, totally can relate with you moving to Columbus Ohio - I moved here a few years ago to become a full time real estate investor, and ever since, I've completed quite a lot of BRRRRs, flips, and own a successful rental portfolio here. You made the right choice moving here, there's so many catalysts for population and job growth (Intel, Honda, Amazon, Nationwide Hospital, etc). I can definitely tell you there's still a lot of positive cash flowing and 1% rule deals. Just this morning, I helped a client go under contract on a duplex that is grossing $2400 in rents and the asking price was $190k. As an investor and agent here in Columbus Ohio, if you have any questions or want to connect, definitely reach out!
That is all very exciting to hear, thanks for the optimistic perspective Jimmy! I'm sure I'll be reaching out to you on my journey!
