I’m a stay at home mom of two soon to be three little girls. I’m looking for any advice on how to get started with little to no money. Currently trying to educate myself on terminology and looking more towards house hacking because it’s an ideal starting point being a stay home mom. Any advice on where to start is appreciated. Thank you 😊
Focus on learning loan options like FHA (3.5% down) or USDA (0% down in rural areas), and start tracking local duplex or triplex deals. Leverage your time at home to network online, study deals, and build relationships with local agents or lenders who work with first-time buyers. Keep your credit strong, save aggressively, and aim for a property where the rent covers most or all of the mortgage. You've got this!

You can also look into syndications to help purchase properties with a group. I just bought a condo in gilbert Arizona with 50% down just to break even or marginally cash flow. These days with debt servicing and price to rent ratios not being great more down is required to make it work. I'm not a huge investor but do own properties in California, AZ and 1 duplex in Columbus Ohio

A good beginner book is Austin Rutherford's "Get Free Houses". Learn some strategies that other investors use to get houses with little to no money out of pocket.
Also, learn what a good deal is in your market, then learn how to raise money. Those two skills alone will set you apart and get you on the fast track.
Use your stay-at-home status to your advantage. Take the kids and go drive around neighborhoods looking for fixers, etc.....start thinking about geting partner (s). Figure out and write up a little proposal saying what you bring to the table in a partnership.
Househacking with 2 little girls could be risky IMHO, I would find another avenue ......stay on BP everyday and ask questions....
@Bruce Woodruff if you believe it to be risky with young children what do you think would be another avenue to look into? I'm still currently in my researching phase trying to learn as much as I can while still pregnant.

Hi Deserey! If you have the flexibility to move and house hack in another market, I would definitely suggest Columbus Ohio! It's one of the hottest markets in the US right now with some of the fastest population and job growth and companies moving and developing here. I would recommend taking a look into 26B Intel headquarter development, Amazon, FB, LG, Google, Anduril, Nationwide, Ohio State University, and many other companies here! Additionally, you can still find properties for 120-180k that will positive cash flow and hit the 1% rule. Recently one of my clients purchased a $120k single family house and is currently renting it out for $1550/mo. Anything you buy in the Columbus Ohio market is currently blowing up in terms of appreciation growth. Happy to connect and answer any questions you have!
There are many other options...of course based on budget, risk tolerance, innate skill-set, etc.
I just think that having a complete stranger actually inside your house is a bad idea.
*Buy a distressed 2/1 and rent out the other house. *Buy a 2-story and take one story, add a separate entrance for a tenant or guest (STR) * Buy a property with a good upside and just take the profit when you sell. Many options exist....

Hey Deserey!
I would start by listening to podcasts, using AI, and reading as much as you can on the different types of investing.
Luckily in Tucson I know there are deals that can be easier to find than in the Phoenix area for when you are ready. With little money, the biggest bang for your buck is house hacking multifamily or the largest room count house you can. This way you can put ~3% down and get the most out of it while having others pay for the mortgage!
Happy to help with education and where I got educated when I first started!
