New motivated investor here!

Hi everyone! I'm new to the investing world and have been diligently researching real estate investing for months now, attending as many seminars as possible in my area, reading books and listening to podcasts from Ken McElroy, Robert Kiyosaki, and Mark Quan, trying to really invest in my knowledge base first as much as possible so I can make informed decisions for my first deal. I am based out of Sacramento, CA and looking to purchase my first single family rental property potentially in this area due to it being easier to manage independently. Does anyone have any advice or experience in this area they can share?
