Colorado in the Forum!

Good evening everyone!

New to the forum, loving what I am reading. 

Long-time paramedic, getting my size 16 feet into the water providing safe and affordable rentals to those that need it. Purchased my first duplex style property in Greeley, CO in June 2025 using FHA methods with down payment assistance. Within one month had the bottom unit rented to a family and I owner-occupy with co-living on the top unit. The property pays for itself which is great and still affordable!

Looking to expand. Looking at hard money loans to rehab cosmetic properties and then either refi into a DSCR or a traditional conventional investment property. Since DSCR look into the investment, it seems very attrctive. Have made contacts, had meet-ups with investors and whole-sellers, etc. I feel right now I am in that analysis-paralysis and haven't bit the bullet. Because of this, I have missed out on some properties but it has also saved me as well. I have approximately 65k saved but want to make sure I have the 30k set aside for the first property to finance an emergency. I have my credit cards under 10% always so there's that route as well to finance the emergency and use the funds for the next property.

Any insight into The Investor's Edge, New Western, Aurumy's, Merchantsmtg, Easy Street Cap, and Boomerrang would be greatly appreciated!

I would love to know if anyone has had any experience with Whole-Sellers, hard money loans with DSCR, seller financing, etc. If anyone is in Colorado reading this, let's meet up!
