Buying condo for kids going to BYU

Hi- i’m new to the rental investment property world- if there’s anybody out there with experience of buying a condo townhome or duplex in the Provo area, I would love to pick your brain. I have a son going to BYU. I’d like to purchase a rental investment property that he can live in and manage while going to school.
i’ve heard there are rules on how many non-relatives can live in a condo based on Provo zoning rules, but I’m having a hard time finding any definitive answer. Any help would be appreciated.
