Tech Professional looking to buy Student Multiplexes in Lubbock / Near Texas Tech

Hi BP Community,

I’m Yen, a professional currently working in tech/automation. I’m looking to acquire my first investment property in Lubbock, TX, specifically targeting multiplexes near Texas Tech University for student rentals.

The Strategy:

  • The Goal: Passive income via high-density student housing. I'm looking for units within "Zone B/C" (biking/driving distance) to campus where I can find better value than the high-priced "Zone A" (walking distance) properties.

Where I Need Advice:

  1. Lubbock Market: For those local to Lubbock, are there specific neighborhoods besides Tech Terrace or North Overton you'd recommend for small multifamily?
  2. Student Management: I plan to use "joint and several" leases with parent co-signers. For those in the student niche, do you recommend renting by the unit or by the room to maximize ROI in this area?
  3. University Expansion: If I were to branch out to other Texas university towns (College Station, San Marcos, etc.), which ones currently offer the best balance of entry price vs. rental demand?
