New Investor starting with Virtual Wholesaling

New Investor starting with Virtual Wholesaling

Member since 2026 · 1 post · 3 votes

Hi! I am new to investing and ready to invest while learning.  I am looking to learn from those with experience in real estate in all specialties but especially virtual wholesaling!

Are there any  platforms or lists you would suggest as someone who is trying to build their buyers list quickly! ( not including this one and I understand person to person is best)

Hi Salena, welcome to BP and awesome that you’re jumping in while learning, that’s honestly the best way to do it. For building a buyers list quickly in virtual wholesaling, what usually works best is focusing on active investors first, not just random signups, so think local investor meetups (even virtual ones), Facebook investor groups in specific markets, BiggerPockets profiles where people openly say they’re buying, and even calling landlords who already own multiple rentals in the areas you’re targeting since they’re often repeat buyers. That said, having a strong market behind you makes building a buyers list way easier, which is why a lot of wholesalers are targeting Columbus Ohio right now. The macroeconomics here are on fire with population growth, job growth, and massive companies like Intel, Amazon, Google, Honda, Microsoft, LG, and others expanding here, and investors love that combo of cash flow plus appreciation. You can still find deals in the $120k–$180k range that hit the 1% rule and cash flow, which naturally attracts a ton of active buyers looking for long-term holds, so once you tap into that pool, your list tends to grow fast. Happy to connect and answer any questions you have!

Fb groups, contacting agents that have flips listed and reaching out to established wholesalers to JV as you get going.

Hi @Salena Karjohn, welcome to BP! Love that you’re ready to invest and learn at the same time—that mindset will take you far.

For building a buyers list quickly (especially for virtual wholesaling), here are a few solid options beyond 1-to-1 networking:

       • Facebook groups – Search city-specific investor groups (“Phoenix Real Estate Investors,” “Dallas Cash Buyers,” etc.). These are gold for virtual markets.
       • Propwire / PropStream / BatchLeads / PropertyReach – Pull cash buyers from recent transactions by zip code and asset type.
       • MLS sold data (via an agent) – Look for repeat cash buyers and LLCs.
       • LinkedIn – Surprisingly underrated. Search for “real estate investor,” filter by location, and connect with intent.
       • Local REIAs (even virtual ones) – Many allow guest access and have active investor directories.

Quick tip: Don’t just collect emails—qualify your buyers early (buy box, proof of funds, timeline). A smaller, responsive list beats a big silent one every time.

If you stay consistent and focus on one or two markets first, your buyers list will grow faster than you expect.
Happy to share more if you want to go deeper on virtual strategies. Good Luck!

Welcome to the BP community, Salena! Virtual wholesaling is a great entry point - here are some specific strategies for building your buyers list quickly:

    **Online Platforms:**

    - InvestorLift and REIPro both have buyer matching features

    - DealMachine's dispositioner tool helps you find active cash buyers in your target market

    - Privy shows you who's actively buying in specific zip codes

    **Free Methods That Work:**

    - Pull public records for recent cash purchases in your target market - these are your real cash buyers

    - Attend virtual REIA meetings and network (many are still remote)

    - Post consistently in local FB investor groups with valuable content, not just deals

    - Check the BP marketplace and connect with buyers who are actively looking

    **Pro Tips:**

    - Focus on 2-3 markets max when starting out - you'll build deeper relationships

    - Segment your buyers by their buy box (price range, property type, target area)

    - Always ask for their actual purchase criteria, not just "I buy anything"

    - Speed matters in dispo - the faster you can get a deal summary out, the better your close rate

What market(s) are you targeting for your virtual wholesaling? Happy to share more specific insights if you're looking at particular areas!

Salena, welcome to the BP community. For building a buyers list quickly, the best sources are ones where active investors congregate and engage. As others have mentioned, good places to start include Facebook groups, local meetups and REIAs. Also consider using data tools such as ListSource and PropStream to compile and verify investor contact lists. Person to person is ideal but these platforms can help you get traction while you learn and connect.

    Hi @Salena Karjohn

Surprisingly no-no mentioned investor lift.com. I bought a few deals on that platform from wholesalers that have low volume. That platform allows you to promote and reach out to investors.

The con is that it has a high price to list the properties.

Welcome, Salena! 👋 Virtual wholesaling is a great way to start building deals while you learn. For buyers lists, many investors use local investor meetups, Facebook REI groups, and networking events to find active cash buyers fast. You can also connect with other wholesalers in your target markets and ask who they're buying from — personal referrals are often the quickest way to grow a strong list. Happy to connect and swap strategies!
